Every neighbourhood is a Statistics Canada census tract. Homes are private dwellings occupied by usual residents from the 2021 Census, so vacant and seasonal units are excluded. Residents are the 2021 census population. Business locations come from the public registers and open-data sets listed below, matched to the Statistics Canada Open Database of Addresses.
Pipeline. Active (not closed) residential development applications since 2019 with a stated unit count, one record per site, from the City of Toronto's Development Applications open data, plus the 905 open-data layers: Mississauga (Growth Management active applications), York Region (all nine municipalities), Oakville and Brampton. Where a municipality publishes no unit count, units are read from the application description (marked "est."). Durham, Milton, Burlington, Halton Hills and Caledon publish no machine-readable unit counts yet. "After pipeline" rates count approved applications in full and proposals under review or appeal at half, with 90% occupancy.
Opportunity score. A 0–100 blend of five signals, weighted by the business profile (dentists: supply gap 30%, residents per dentist against consultant benchmarks 20%, pipeline growth 25%, market size 15%, competitor age 10%). A signal with no data is left out and the others re-weighted. It ranks neighbourhoods for a shortlist; it is not a forecast.
Practice profile. For registers that publish per-practitioner pages, each practitioner's dental-degree year, professional corporations, other practice locations and facility permits are read too. "Years in practice" counts from the degree year. A succession target is a single-practitioner office whose practitioner holds a professional corporation (an owner signal — associates can incorporate too) and is 30 or more years past graduation; it is a prospecting shortlist, not proof the practice is for sale.
Counts are for presentation and site-selection discussion. Registers list practitioners by primary practice address, so a clinic is counted once per address even when several practitioners work there; satellite offices may be missed. Verify before relying on any figure for a purchase or lease decision.
