How it works
Every seller decides how their home is marketed, and the rules require their written direction before a home is shown off the MLS. When a seller chooses a quiet launch, or a listing is days away, the people on this list hear about it first, with the details I would want if I were buying: what similar homes actually sold for, the history of the property, and what I think it will take.
Nothing here replaces the open market. Most homes still sell on MLS, and I will send you those too if you want them. This list is for the ones that move before most buyers know they exist.

Is this legal? I thought everything had to go on MLS.
A seller can choose to sell without marketing their home on MLS, but it has to be their informed, written choice, and I have to treat them fairly while doing it. I only share a quiet listing when the seller has directed it.
Do I pay anything to join?
No. There is no fee for the list and no obligation to buy through it.
How many homes will I get?
It depends on your criteria and the month. Some months there are none that fit, and I would rather send nothing than send noise.
I am selling. Can my home go to this list first?
