What these numbers mean if you are buying
New listings fell 14.1% year over year while sales held up better than supply did. That combination is why the market does not feel as soft on the ground as the price index suggests: there is less to choose from than a year ago, and the good properties still move.
A 97% sale-to-list ratio with 35 days on market is a negotiating market, not a bidding market — but only just. In practice that means the asking price is a starting point on a property that has sat, and is not a starting point on a property that just came out and shows well. Read each listing on its own history rather than assuming the average applies.
The average selling price fell 2.7% but the HPI composite fell 4.5%. The HPI is the better read on what a comparable home is worth, because it adjusts for the mix of what sold. When the average falls less than the index, it usually means more expensive homes made up a larger share of sales that month — not that your house held its value better.
What these numbers mean if you are selling
Fewer new listings is the single most useful fact in this release for a seller. Your competition is thinner than it was a year ago. The trade-off is that buyers are patient and financing-sensitive, so a property priced on last year’s comparables sits, and a property that sits gets treated as damaged goods.
Thirty-five days is an average across a very wide range. Correctly priced, well-prepared homes in the west end are still going in the first two weeks. Homes priced on hope are the ones dragging that average up.
