How I work

Underwriting first, then everything else

Commercial real estate is a different game — one of cap rates, leverage and long-term strategy. I help investors and business owners acquire, lease and dispose of commercial assets with a clear plan and disciplined negotiation.

Bought on the numbers

Commercial property is bought on the numbers. The building matters, but the lease, the covenant and the cash flow matter more. Underwriting comes first: what the asset earns, what it costs to run, and what is likely to change are the questions that decide the price.

Cap rates, applied to real income

Cap-rate analysis is only as good as the income it is applied to. A rate applied to overstated income produces a confident wrong answer. Every assumption behind a recommendation is written down, so you can challenge the inputs rather than take the conclusion on trust.

Leases are the asset

Term, escalations, renewal options and who pays for what will drive value more than the finishes ever will. Tenant covenant is a real variable: the same rent from two different tenants is not the same income.

Landlord and tenant representation

For landlords, the objective is not the highest rent on paper but the strongest overall position once term and cost are counted. For tenants, it is space that fits the business plan on terms that do not become a problem in year three.

Zoning, environmental and condition, checked early

A property that cannot legally do what you intend is not a bargain at any price. Environmental and building condition work belongs in the conditional period, not after — this is where commercial diligence differs most from residential.

Portfolio strategy

Portfolio strategy is about what you own together, not each building alone. Concentration is a risk you can choose deliberately or stumble into. I will tell you when a deal does not underwrite; walking away from a bad one is worth more than closing it.
