How do I start the home buying process?

How much down payment do I need in Ontario?
In Canada the minimum down payment is 5% on the first $500,000 of the purchase price and 10% on the portion above that, up to $1.5 million. Homes priced at $1.5 million or more require 20% down. Putting 20% down avoids mortgage default (CMHC) insurance.
What closing costs should I budget for?
Beyond your down payment, budget for land transfer tax (provincial, plus an additional municipal tax inside Toronto), legal fees, title insurance, a home inspection, and an appraisal, typically around 1.5% to 4% of the purchase price.

How do you determine my home’s value?

How long does it take to sell a home?
It depends on pricing, condition, and market conditions, but the first two weeks on market generate the most interest. Pricing correctly from day one and presenting the home well are the biggest drivers of a fast, strong sale.
What does it cost to sell a home?
Typical selling costs include real estate commission, legal fees, and any mortgage discharge. Your principal residence is generally exempt from capital gains tax in Canada; confirm your situation with an accountant.
