Buying an Investment Property in Toronto: Does It Cash Flow?

Most investment pitches in this city stop at appreciation, because the monthly numbers do not survive contact with a spreadsheet. Here is how I underwrite a Toronto rental honestly — and the free calculators to run it yourself before you talk to anybody, including me.

Start from the honest position

At current rates, a large share of Toronto condos bought today with 20% down do not cash flow. That is not a reason never to buy — leveraged appreciation and principal paydown are real returns — but it does mean you must know the monthly shortfall before you buy, and be able to carry it through a vacancy and a rate reset. Anyone showing you a pro forma that lands neatly at zero has rounded something.

What a real underwrite includes

The Ontario rules that change the maths

  • Rent control depends on one date. Units first occupied after 15 November 2018 are exempt from the annual guideline. Which side of that line your unit falls on changes your entire long-term model.
  • The Landlord and Tenant Board is slow. Budget time, not just money, for any dispute. Underwrite a problem tenant as a real scenario.
  • You cannot simply remove a tenant to sell. An N12 has strict good-faith requirements and compensation attached.
  • Capital gains apply on a rental — the principal residence exemption does not cover it, and the 365-day flipping rule can recharacterise a quick sale as business income.
