Everything in the process is aimed at those three things. I would rather leave a unit on the market another two weeks than place a tenant I have doubts about; the cost of a bad placement dwarfs the vacancy.

Pricing before marketing

Leasing is a pricing exercise before it is a marketing exercise. Set the rent wrong and you either leave money on the table every month or sit empty while the market moves. I will tell you honestly what your unit will rent for, including when that is less than you hoped.

Positioning to the right tenant

Rental market positioning means presenting the unit to the tenant you actually want, in the places that tenant is looking. It is not just putting it on the board. A property presented well attracts a deeper applicant pool, and a deeper pool is what lets you be selective.

Screening, done the same way every time

Credit, employment, references and identity all need checking, consistently for every applicant, so decisions rest on evidence rather than impression. Ontario’s rules on what you may and may not ask an applicant are not optional, so the process is built to stay inside them.

The lease and the deposit, done properly

The standard Ontario lease is a prescribed form, and what you can add to it is worth understanding before you draft anything. Deposits are regulated: last month’s rent is permitted, a damage deposit is not.

Condominium rules read first

If you own a condominium, the corporation’s rules on leasing apply to you and to your tenant. Those get read before the unit is listed, not after.

Lease management after signing

Renewals, rent increases and notices all have rules and timelines attached, and missing one is expensive. Everything is documented so that if there is ever a dispute you have a record.
