Why an estimate is not enough

Automated valuations work from public records, tax assessments and asking prices. They cannot see the renovated kitchen, the parking spot, the exposure, the special assessment on the building, or the fact that the comparable down the road sold to a family who needed to close in twelve days. Two identical-looking units on the same floor can be sixty thousand dollars apart for reasons no algorithm has access to.

Are sold prices public in Ontario?

Not in the way asking prices are. Completed sales are recorded in the MLS system and are available through a registered brokerage. Some portals show partial sold data to users who sign up, but the full picture — condition, inclusions, how many offers there were and how the deal actually came together — sits in the listing data itself.

Why do listing portals only show asking prices?

Because asking prices are advertised publicly and sold prices are not. That gap matters: in a market running near 97% of asking with about 35 days on market, the difference between what a place asked and what it got is usually the whole story.
