When a referral makes sense
| Situation | Why hand it over |

| Client buying in Humber Bay Shores or Mimico | Fee, layout and exposure differences between towers decide resale. That is building-by-building knowledge. |
| Client buying pre-construction on The Queensway | Occupancy timelines, assignment terms and the 15 November 2018 rent-control line all change the maths. |
| Tenanted or investment property anywhere in Etobicoke | What a tenanted unit is worth turns on the Residential Tenancies Act, not the comparables. |
| Client selling an Etobicoke property from out of province | Someone needs to physically be there, repeatedly. |
| You are simply too far away to service it properly | A client who feels under-served remembers who referred them. |
What I commit to on a referral
- Contact within 24 hours, and I tell you when I have made contact.
- You get updated at every stage — offer, conditions, firm, close — without having to chase me.
- The client goes back to you. I am not going to farm your database. If they buy again outside this market, they are yours.
- I will tell you if I am the wrong fit and, where I can, point you at someone better. A referral I should not have taken helps neither of us.
- Terms in writing first. Nothing starts until the referral agreement is signed brokerage-to-brokerage.
What to send me
Enough to be useful, and nothing you should not be sharing:
- Buying or selling, and rough timeline
- Budget band or property address
- Which part of Etobicoke, if they know — or what they are actually optimising for, if they do not
- Anything about the client that will make the first conversation land better
- Your brokerage details for the referral paperwork
