By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 9 min read — real days-on-market figures for Toronto, the GTA and Etobicoke districts, the full timeline to closing, and what speeds a sale up.

Short answer

In August 2026, homes in the City of Toronto sold in an average of 35 days on market, with detached homes at 30 days and condo apartments at 39 days; the GTA average was also 35 days. Add two to four weeks of preparation before listing and usually 30 to 90 days from firm sale to closing. Pricing correctly is the biggest factor you control.

A range is a starting point.
A strategy is what sells.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What makes a home sell faster

  • Pricing against current competition, not last year’s peak.
  • Fixing obvious issues and cleaning thoroughly.
  • Strong photos, floor plan and video.
  • Easy showing access.
  • A pre-listing inspection or status certificate ready for buyers.
The first two weeks matter most. Buyer interest peaks when a listing is new. An overpriced home misses that window and often sells for less later.

The takeaway

Toronto homes averaged 35 days on market in August 2026 — 30 for detached and 39 for condos — plus a few weeks of prep and usually 30 to 90 days to close. Correct pricing and strong presentation in the first two weeks are what speed a sale up.
