Hold offers when your home is scarce and likely to attract several buyers at once; accept offers anytime when buyers have plenty of choice. In August 2026, City of Toronto homes sold at an average of 97% of asking and condos at 96%, so many listings, especially condos, suit an offers-anytime approach with a realistic price. Under TRESA, sellers can choose whether competing offer details are disclosed.
How the two strategies work
| Hold offers (offer date) | Offers anytime | |
|---|---|---|
| How it works | Price may be set to attract attention; offers reviewed on a set date | Offers considered as they arrive |
| Best when | Scarce property, strong demand | Plenty of competing listings |
| Risk | No offers on the date, listing looks stale | Leaving money on the table if demand is high |
| Bully offers | Buyers may try to pre-empt the date | Not needed |
What the 2026 numbers suggest
In August 2026, W06 detached homes sold at 100% of asking while W06 condos sold at 96% with 232 active listings. That split is typical: scarce detached homes can support an offer date; condos in buildings with many listings usually do better with a fair list price and offers anytime.
Rules that apply in Ontario
- Offers should be in writing to be treated as competing offers.
- Under TRESA, the seller can decide whether to disclose the details of competing offers to buyers.
- Buyers who made written offers can ask RECO how many offers a property received.
- Agents must follow the seller’s lawful instructions on how offers are handled.

The takeaway
Hold offers only when your home is scarce and demand is strong; otherwise list at a fair price and accept offers anytime. Condos with many competing listings rarely suit offer nights. Decide on bully offers and disclosure before you list.
