Rent out your Toronto condo if the rent covers the mortgage, fees, tax, insurance and repairs with a cushion, you are ready to be a landlord under the Residential Tenancies Act, and you can hold for years. Sell if cash flow is negative, you need the equity, fees or a special assessment are rising, or you might want to sell soon, since a tenancy continues after a sale. Get tax advice first: converting a home to a rental changes its tax treatment.

Rules that change the decision
- Units first occupied residentially after 15 November 2018 are generally exempt from the annual rent increase guideline; older units are not.
