Judge a Forest Hill agent on things you can check yourself. Confirm their registration on RECO’s public register. Ask how the RECO Information Guide and client versus self-represented status will apply to you. Marketing titles are unregulated; registration and numbers are not.

What does “best real estate agent in Forest Hill” actually mean?

There is no such thing, officially. Ontario regulates who may trade in real estate and how; it does not designate a best or top agent for Forest Hill or anywhere else. What exists instead is a set of things you can check in a few minutes: RECO’s public register, the representation status you are offered under TRESA, the terms of the commission proposal, and the quality of an agent’s answers to questions that only local work can answer.

How do I check an agent’s registration with RECO?

Before you compare personalities, compare registrations. RECO’s public register will tell you whether the person is registered, under what name, with which brokerage and in which category, and RECO separately publishes disciplinary and appeal decisions. Do this for every agent you interview, including me. It takes less time than reading a testimonial and it is worth more.

Broker, broker of record, salesperson: what is the difference?

These are registration categories, not marketing tiers.

Category What it is What it does not tell you
Salesperson The entry registration category. Trades on behalf of a brokerage under its supervision. Nothing about experience. A salesperson may have twenty years of transactions; a broker may have three.
Broker A registrant who has completed the additional broker qualification. Still trades on behalf of a brokerage. That they run a brokerage or are responsible for one.
Broker of record The one broker a brokerage designates as responsible for its compliance with Ontario’s real estate legislation. Every brokerage must have one. That they personally handle more deals or handle them better. It tells you where regulatory responsibility sits.

Category tells you about qualification and responsibility, not about skill on your street. Do not treat the word “broker” as a scoring system, and do not let anyone present it to you as one.

What did TRESA change about who the agent works for?

TRESA, in force since 1 December 2023, is the framework that decides whose interests an agent serves. Represented clients receive advice and advocacy; self-represented parties receive facts and forms only. There is no third option. Ask which you will be, ask for the RECO Information Guide if you have not seen it, and ask how the brokerage handles designated representation when both buyer and seller are its clients. Walking into an open house and chatting with the listing agent does not make them your representative — it usually makes you a self-represented party in that conversation.

What is Forest Hill actually like as a market?

Forest Hill is one of the city’s established estate neighbourhoods, with large detached houses on generous lots in Forest Hill South and a broader mix north of Eglinton, the Forest Hill Village shops on Spadina Road, and Upper Canada College and the Bishop Strachan School as landmarks. Lot size, ravine frontage and the quality of a rebuild drive value more than almost anywhere else in the city.

Detached houses from 1920s and 1930s Tudor and Georgian originals to full custom rebuilds, with a stock of mid-century apartment buildings and newer condos along Bathurst, St. Clair and Eglinton. Teardown-and-rebuild is common, so a street can hold a $3 million original next to a new build at three times the price.

Getting around. St. Clair West station on Line 1 serves the south end, with the 512 St. Clair streetcar running east–west; Line 5 Eglinton, opened 8 February 2026, has Forest Hill and Chaplin stations along the northern boundary. Eglinton West station provides the Line 1 connection to the north-west.

Which questions expose real Forest Hill knowledge?

Anyone can recite a neighbourhood’s reputation. These three questions can only be answered well by someone who has worked Forest Hill recently. Listen for specifics — addresses, dates, ratios, by-law names — and for the willingness to say “I’d have to check” when that is the honest answer.

1. What is this lot worth as land, and what is the house adding?

In Forest Hill the land value often exceeds the house value on an unrenovated property. An agent should be able to separate the two using recent teardown sales and new-build sales on comparable lots, and explain the zoning envelope a buyer could actually build.

2. Which ravine and tree rules apply to this property?

Ravine-adjacent lots are governed by Toronto’s Ravine and Natural Feature Protection By-law, Chapter 658, and any mature tree of 30 cm trunk diameter or more falls under the tree by-law, Chapter 813. A knowledgeable agent knows whether the lot is inside the ravine protection area and what that does to an addition or rebuild plan.

3. How long do houses at this price point actually take to sell here, and at what ratio?

The luxury segment moves more slowly and with more negotiation than the district average suggests. A good answer gives days on market and list-to-sale ratios for the last several sales in the same price band, not the C03 average that includes semis in Humewood.

What do the C03 numbers look like right now?

Forest Hill sits in TRREB district C03, which runs roughly from Bathurst to Avenue Road between St. Clair and Eglinton and also takes in Humewood–Cedarvale and the Oakwood–Vaughan pocket, so the district table includes both estate houses and semis.

For context, the MLS® Home Price Index composite benchmark for C03 was $1,429,900, −5.26% year over year. The City of Toronto composite benchmark was $918,400, down 3.73% year over year, and the GTA-wide average sale price across all home types was $993,410. An agent who knows Forest Hill should be able to tell you, without looking it up, roughly where the last few comparable sales sat against these figures and why.

What should an agent check before you buy or sell in Forest Hill?

Beyond the standard conditions, these are the Forest Hill-specific diligence points a competent agent raises before an offer is firm, not after:

  • Ravine protection status and any TRCA regulated-area limits on additions, pools and grading.
  • Tree by-law implications for any construction plan — permits, and the cost of protecting or replacing mature trees.
  • Property tax reassessment risk on a rebuilt house, and the Toronto Vacant Home Tax declaration if the house will sit empty during construction.

Are “top 1%” and “#1 agent” claims regulated?

There is no official ranking of Ontario agents, so every such badge is self-declared or bought. RECO’s code requires advertising to be truthful, which is a floor, not a ranking. The evidence that matters is transaction-level: what the agent has actually sold in this neighbourhood, at what ratio to list, and how long it took.

How does commission work in Ontario, and is it negotiable?

Ontario sets no commission rate. The figure, its split with the buyer’s side, whether HST is included, the marketing covered, and the holdover and cancellation terms are all up for negotiation, and all of it should be in the listing agreement before you sign. Judge proposals on what they deliver for the price, not on the percentage alone.

The takeaway

Verify the registration. Settle your representation status in writing. Ask the three Forest Hill questions and the commission questions, and weigh the answers against TRREB’s C03 figures rather than against adjectives. The agent who welcomes that scrutiny is usually the one to hire.

Yes. Commission is negotiated between you and the brokerage; no law or real estate board sets a standard rate in Ontario. Compare proposals on the total and its split with the buyer’s brokerage, HST treatment, included marketing, the holdover clause and cancellation terms.

What is the difference between a client and a self-represented party?

Under TRESA, in force since 1 December 2023, a client is represented and owed fiduciary duties including advice and confidentiality. A self-represented party is not represented, and the brokerage may only provide factual information and paperwork assistance. The old “customer” category no longer exists.

Does “top 1% agent” mean anything official?

No. It is a marketing claim, not a regulated designation, and RECO does not issue or verify it. The comparison group, time period and metric are usually unstated. Ask for transaction-level evidence in your neighbourhood and price band instead.

Should I hire a broker of record rather than a salesperson?

Not automatically. Broker of record is a compliance responsibility — each brokerage designates one broker as accountable for its adherence to Ontario’s real estate legislation. It does not measure transaction experience or local knowledge. Use the category as context and judge on verifiable local activity.

What are the Forest Hill boundaries?

Conventionally, Forest Hill South runs from St. Clair to Eglinton between Bathurst and roughly Avenue Road, and Forest Hill North continues north of Eglinton toward Briar Hill. TRREB district C03 covers a wider area that also includes Humewood–Cedarvale and Oakwood–Vaughan, which is why the district average understates the estate streets.

Which Line 5 stations serve Forest Hill?

Forest Hill station at Bathurst and Eglinton and Chaplin station at Chaplin Crescent and Eglinton, both on Line 5 Eglinton, which opened between Mount Dennis and Kennedy on 8 February 2026. Eglinton station is the Line 1 interchange to the east.
