Short answer

If you renew in 2027 from a rate near 2.5%, expect a much higher payment. On a $500,000 balance with 22 years left, a 5.14% five-year fixed adds about $690 a month. Start shopping four to six months early, negotiate, and know a straight switch usually avoids the stress test.

This guide is for Ontario homeowners whose mortgage term ends in 2027, especially anyone who locked in a low five-year fixed rate around 2022. You will see what the October 2026 rate hike means for your renewal, worked payment examples, your options and rights, and a timeline to start preparing now.

How much will my mortgage payment go up at renewal in 2027?

It depends on the rate you have now and the rate you renew at. If you are coming off a rate near 2.50%, the jump can be large. Here is an illustration with a $500,000 balance and 22 years left on the amortization (the time left to pay the loan off in full).

Renewal rate What it is Monthly payment Change vs 2.50%
2.50% Example of a current low fixed rate $2,461 Baseline
4.40% RBC 5-year variable offer, 2 Nov 2026 $2,949 +$488 (+20%)
5.09% RBC 3-year fixed offer, 2 Nov 2026 $3,137 +$676 (+27%)
5.14% RBC 5-year fixed offer, 2 Nov 2026 $3,151 +$690 (+28%)
6.19% RBC posted 5-year fixed rate $3,448 +$987 (+40%)

Source: RBC Royal Bank mortgage rates page, 2 November 2026; my calculations, semi-annual compounding, rounded. Illustration only. Rates in 2027 may be higher or lower.

The gap between the posted rate and the special offer is about $300 a month in this example. That is why accepting the first renewal letter without shopping can be costly.

Why are 2027 mortgage renewals harder after the rate hike?

On 28 October 2026 the Bank of Canada raised its policy rate from 2.25% to 2.50%, its first increase in more than three years. Big-bank prime rose from 4.45% to 4.70% the next day. Fixed rates had already climbed because they follow government bond yields, which rose through September and October 2026.

The Bank of Canada’s 2026 Financial Stability Report, published in May before the hike, already flagged that borrowers with fixed payments and terms of five years or more faced the largest increases. Using market rate expectations as of 19 May 2026, it estimated:

Group renewing Share of mortgage accounts Average payment change vs December 2025
Fixed payments, 5+ year terms, renewing late 2026 to mid-2027 12.4% +15.2%
Fixed payments, 5+ year terms, renewing late 2027 4.1% +5.8%
Shorter terms or variable payments, late 2026 to mid-2027 14.4% About 0%
Shorter terms or variable payments, late 2027 10.2% +1.2%

TD Economics, writing in June 2026, noted the Bank’s estimate that nearly 10% of Toronto-area borrowers renewing in 2027 might not be able to refinance. TD stressed that this is about refinancing (borrowing more or restructuring), not ordinary renewal, and is driven by lower home prices reducing equity.

What are my options at mortgage renewal in Ontario?

The Financial Consumer Agency of Canada (FCAC) lists the main choices. You can:

  • Renew with your current lender. This is the easiest route. You can and should negotiate. The FCAC says you may get a better rate than the one in your renewal letter, especially if you show a competing written offer.
  • Switch to another lender for the same amount. The new lender must approve you and may use different criteria. There can be costs, covered below.
  • Pay off part or all of the balance without penalty at the end of the term, if you have savings or proceeds from another sale.
  • Change the term or rate type. Fixed or variable, and a shorter or longer term. Each has trade-offs. My guide to fixed or variable explains them.
  • Extend your amortization to lower the payment, if your lender agrees. The FCAC warns this raises the total interest you pay.

Do I have to pass the stress test to switch lenders at renewal?

Often not. Since 21 November 2024, the Office of the Superintendent of Financial Institutions (OSFI), the federal bank regulator, no longer expects federally regulated lenders to apply the minimum qualifying rate to a “straight switch” of an uninsured mortgage. A straight switch means moving your existing mortgage to another federally regulated lender with no increase in the loan amount (except up to $3,000 for related costs) and no increase in the remaining amortization. Insured mortgages were already exempt. If you add money or extend your amortization, you are back to being stress tested. My explainer on switching lenders at renewal covers the details.

Should I extend my amortization to lower my renewal payment?

Extending can lower your payment a lot, but it costs more over time. Using the same $500,000 balance at a 5.14% fixed rate:

Amortization at renewal Monthly payment Total interest if the rate stayed at 5.14% for the whole loan
22 years (remaining) $3,151 About $331,800
25 years $2,948 About $384,400
30 years $2,710 About $475,700

Source: my calculations, semi-annual compounding. Illustration only; rates will change at future renewals.

Stretching to 30 years cuts the payment by about $440 a month in this example, but adds roughly $144,000 of interest over the life of the loan if rates held steady. Whether your lender allows it depends on your mortgage, your equity and its policies. If you are switching lenders, a longer amortization also means you no longer qualify as a straight switch. For some families, a lower payment during a hard stretch is worth it. Just go in with eyes open.

When should I start shopping for my 2027 renewal?

My suggestion is to start four to six months before your renewal date. The FCAC advises starting a few months early and not waiting for your lender’s letter. Federally regulated lenders must send a renewal statement at least 21 days before your term ends. That letter must show the balance, rate, payment frequency, term and any fees. If your lender plans to renew you automatically, the letter must say so.

Twenty-one days is not much time to compare offers, gather documents and get a new lender’s approval. Ask your lender, and any lender you are comparing, whether it will hold a rate for you ahead of renewal. My guide to rate holds and commitment letters explains what a hold does and does not guarantee.

What does switching lenders at renewal cost?

The FCAC lists the costs that can come up when you move to a new lender:

  • Discharge, transfer or assignment fees from your current lender.
  • An appraisal fee, if the new lender needs to confirm the value.
  • Legal and administration fees.
  • A new mortgage insurance premium if you increase the loan or extend the amortization. If you are already insured, give the new lender your certificate number so you do not pay twice.
  • Extra steps if your mortgage is registered as a collateral charge. Other loans secured by that charge, such as a line of credit, must be paid off or moved too.

The FCAC suggests asking the new lender whether it will cover some or all of these costs. Get the answer in writing before you commit.

Watch out

If you plan to borrow more at renewal, for example to pay off credit cards or fund a renovation, you are refinancing, not just renewing. Home values in much of the GTA are lower than a year ago, so you may have less equity than you think. TRREB MLS data via REALM shows year-to-date median detached prices down 8.9% in Brampton and 6.5% in Markham, and condo apartment medians down 9.3% in Mississauga, for January to October 2026 versus the same period of 2025. Get a realistic value before you count on that equity.

What if I cannot afford my renewal payment?

Call your lender early, before you miss a payment. The FCAC’s guideline asks federally regulated lenders to identify borrowers at risk and reach out. Relief some lenders have offered includes extending the amortization, waiving some fees and waiving prepayment penalties when a homeowner decides to sell. The FCAC also points to credit counsellors as a source of help. If selling becomes the best option, it is better to do it on your own timeline than under pressure. My guide to options when the renewal maths does not work goes deeper.

My take

This is my view, not financial advice. The families who handle a 2027 renewal well are the ones who start in early 2027, not in the last three weeks. Get a written quote from your current lender and at least one competing quote, ask about a rate hold, and check your home’s value honestly if you plan to refinance. Do not let a renewal letter roll you onto a posted rate. Speak with a licensed mortgage professional, who can compare lenders and terms for your exact situation.

What to do next

  1. Find your renewal date and current balance on your latest statement, and set a reminder six months before it.
  2. Work out your payment at today’s rates using the table above as a guide.
  3. Get a renewal quote from your lender and at least one outside quote, in writing.
  4. Decide whether you need a straight switch, or whether you plan to borrow more or extend, which changes the rules.
  5. Review your options with a licensed mortgage professional before you sign anything.

Frequently asked questions

How much will my mortgage go up at renewal in 2027?

Ontario borrowers renewing in 2027 from rates near 2.5% could see payments rise 20% or more. On a $500,000 balance with 22 years left, moving from 2.50% to a 5.14% five-year fixed adds about $690 a month. That is an illustration based on RBC’s 2 November 2026 offer.

When should I start shopping for my mortgage renewal?

Start shopping for your mortgage renewal four to six months before your term ends. The FCAC advises starting a few months early and not waiting for the lender’s letter. Federally regulated lenders in Canada only have to send a renewal statement 21 days before the term ends, which is little time.

Can I switch lenders at renewal without the stress test?

Yes, in most cases you can switch to another federally regulated lender at renewal without the stress test. Since 21 November 2024, OSFI exempts uninsured straight switches with no increase in loan amount, apart from up to $3,000 for costs, and no longer amortization. Insured mortgages were already exempt.

Is it better to renew fixed or variable in 2027?

No single answer fits every 2027 renewal. In early November 2026, RBC offered about 4.40% variable and 5.14% for a five-year fixed. Variable is cheaper now but could rise if the Bank of Canada hikes again, as RBC and Desjardins expect. A licensed mortgage professional can model both for you.

Does my bank automatically renew my mortgage?

Some lenders in Canada will renew your mortgage automatically if you do nothing. The FCAC says the renewal statement must tell you if automatic renewal is planned. Auto-renewal may not give you the best rate, so compare offers and negotiate before your term ends rather than accepting the default.

Can I extend my amortization at renewal in Ontario?

You can often ask to extend your amortization at renewal in Ontario, but approval depends on your lender, your equity and whether your mortgage is insured. It lowers the payment but raises total interest. Extending also means a lender switch no longer counts as a straight switch, so the stress test applies.

What happens if I can’t afford my mortgage renewal?

If you cannot afford your renewal payment, call your lender before you miss a payment. The FCAC’s guideline asks federally regulated lenders to identify at-risk borrowers and offer relief, such as a longer amortization or waived fees. A credit counsellor can also help you build a plan in Ontario.

How many Canadians are renewing their mortgage in 2027?

The Bank of Canada estimated that fixed-payment mortgages with five-year or longer terms renewing from late 2026 to mid-2027 make up 12.4% of mortgage accounts, with payments up about 15% on average. A further 4.1% renew in late 2027. These estimates were made in May 2026, before the October hike.

What costs are involved in switching mortgage lenders?

Switching mortgage lenders at renewal in Canada can involve discharge or transfer fees, an appraisal fee, legal and admin fees, and possibly a new insurance premium if you borrow more or extend. The FCAC suggests asking the new lender to cover some or all of these costs.
