Cornerstone by Primont Homes — Northwest Brampton

This is not the official website of Primont Homes or Cornerstone. It is an independent page maintained by Jatin Dua, Broker of Record at RE/MAX Quantum Realty. Sourced from Primont’s own published material and City of Brampton development application records.

Cornerstone is a master-planned community by Primont Homes in Northwest Brampton, described by the builder as townhomes and detached homes with condominiums in a later phase. Primont’s own page states it is “coming September 2026” and priced “from the $600’s” — which makes this month the one that matters.

The honest headline: Primont has published a launch month and a price band, and nothing else. No address, no intersection, no unit count, no floor plans, no sales office. Everything specific you will see about Cornerstone on registration sites came from somewhere other than Primont.

The cooling-off period is short and the builder’s agreement is written for the builder. Send me the paperwork and I will tell you what is negotiable, what the real closing costs come to, and whether the deal makes sense at that price.

Before you register anywhere

I check every GTA low-rise launch against the builder’s own material and the municipality’s planning file. A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

Run the free five-minute check on the project you are considering, or read the full 2026 audit.

The likely site, and why I am calling it likely

Primont does not say where Cornerstone is. There are two live City of Brampton applications in Northwest Brampton that fit, both at 10344 Mississauga Road in Ward 6, and one of them names Primont:

FileWhat it is
OZS-2025-0014Official Plan Amendment, received 13 March 2025, status in review, public meeting complete. Applicant of record: Korsiak Urban Planning. The proposal text describes a “Primont and DMHH Partnership (Mattamy & D’Orazio)” seeking precinct plan and OPA approval for Subprecinct Area 52-2 East, west of Mississauga Road, between the CN Rail line and Wanless Drive.
OZS-2025-0016 / 21T-25004BDraft Plan of Subdivision and Zoning By-law Amendment, received 14 March 2025, status in review, public meeting complete. Applicant: Glen Schnarr & Associates. Proposes street townhouses, back-to-back townhouses and apartment forms. No unit count in the public record.

I have not confirmed that these files are Cornerstone. Primont published no address, so the link rests on the “Northwest Brampton” descriptor plus the appearance of Primont’s name in the OPA proposal text. It is a strong fit and I would be surprised if it were wrong — but it is an inference, and you should treat it as one until Primont publishes an address.

Two things follow if the link is right. First, neither application is approved; both are still in review after their public meetings. Second, the City’s record describes the land as a Primont / DMHH partnership with Mattamy and D’Orazio, while Primont markets Cornerstone as its own community without naming partners. That is an ordinary landowner-group structure and not a red flag, but “by Primont Homes” is a simplification of what the City record says.

What the registration sites are claiming, and why to ignore it

At least one VIP registration site states that Cornerstone is 129 freehold townhomes at Mississauga Road and Sandalwood Parkway West, launching Spring 2026. Set against Primont’s own page, three of those four claims do not survive:

  • Primont says September 2026, not Spring 2026 — and Spring 2026 has already passed.
  • Primont publishes no unit count. The 129 figure appears in no City file I could find.
  • Sandalwood Parkway West is roughly three kilometres south of the Wanless Drive and CN Rail area that the same site cites via the 10344 Mississauga Road address. The claim is internally incoherent.
  • Primont describes townhomes and detached and future condominiums. “129 freehold townhomes” is a much smaller thing than what the builder is describing.

This is the ordinary state of pre-launch information in this market. Someone has to register you either way; the question is whether they told you the truth about what they know.

Where Northwest Brampton actually is

Northwest Brampton means Mount Pleasant, Credit Valley and Heritage Heights — the part of the city west of Mississauga Road and north of Bovaird. It is the only quadrant of new Brampton built around a train station: Mount Pleasant GO on the Kitchener line, with a village square, library and community centre wrapped around it rather than a strip plaza.

The Wanless Drive and CN Rail area is at the northern edge of that, which means the GO station is a drive rather than a walk, and the retail and schools arrive after the housing does. Heritage Heights, further west toward Winston Churchill, is the newest and least finished part. Expect construction traffic for years.

For how this compares with the rest of the city, see my Brampton pre-construction guide.

The honest drawbacks

  • You would be registering for an address that has not been published. Until Primont states where Cornerstone is, you cannot check the commute, the school catchment or what is next door. That is a lot to take on trust.
  • Neither planning application is approved. Both are in review. Precinct-level OPAs in Northwest Brampton are not quick, and unit mix can change between submission and approval.
  • “From the $600’s” is a band, not a price. It almost certainly refers to the smallest townhouse in the first release. The detached homes will not be near it.
  • The condominium phase is future tense. If part of the appeal is a walkable district with density, understand that the towers are the last thing built, not the first.
  • Multi-owner partnerships add timeline risk. A Primont / Mattamy / D’Orazio landowner group has to move together on servicing and phasing. That is normal, and it is also one more thing that can slip.
  • Closing costs. On a freehold new build, development charges, levies, utility enrolment, Tarion and builder adjustments routinely add tens of thousands on top of the purchase price. Whether they are capped in your agreement, and at what number, is the single most valuable thing to establish before signing.

Common questions

When does Cornerstone launch?

Primont’s own page says September 2026. No specific date, and no sales office address, has been published. Registration sites quoting Spring 2026 are behind the builder.

Where is Cornerstone in Brampton?

Primont says only “Northwest Brampton.” Two live City of Brampton applications at 10344 Mississauga Road, west of Mississauga Road between the CN Rail line and Wanless Drive, name Primont in a partnership with Mattamy and D’Orazio and are the likely site — but Primont has not confirmed an address, so treat that as an inference.

How much does Cornerstone cost?

Primont states “from the $600’s.” That is a starting band for the entry product, not a price list, and no price list has been published.

How many homes are in Cornerstone?

Not published by Primont, and no unit count appears in the City’s public record for the associated files. A figure of 129 circulating on registration sites is unsourced and is inconsistent with Primont’s own description of a master-planned community with future condominiums.

Is Cornerstone approved?

No. If the 10344 Mississauga Road files are Cornerstone, both the Official Plan Amendment and the Draft Plan of Subdivision are still in review after their public meetings.
