By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 9 min read — the numbers to run, how rent control and tenancy rules affect you, the tax change when a home becomes a rental, and when selling makes more sense.

Short answer

Rent out your Toronto condo if the rent covers the mortgage, fees, tax, insurance and repairs with a cushion, you are ready to be a landlord under the Residential Tenancies Act, and you can hold for years. Sell if cash flow is negative, you need the equity, fees or a special assessment are rising, or you might want to sell soon, since a tenancy continues after a sale. Get tax advice first: converting a home to a rental changes its tax treatment.

Run the numbers

Monthly item Include
Realistic rent From leased comparables, not listing asks
Mortgage payment At your renewal rate, not today’s if renewing soon
Condo fees Plus expected increases
Property tax and insurance Landlord policy
Vacancy and repairs Allow a reserve
Management If you will not self-manage

Rules that change the decision

  • Units first occupied residentially after 15 November 2018 are generally exempt from the annual rent increase guideline; older units are not.
  • A tenancy continues if you sell, and ending it for a buyer follows the RTA process. See selling with a tenant.
  • Rental income is taxed, and a change in use can trigger a deemed disposition unless an election applies. See rental income tax.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Where is the condo?

Building and area do most of the work. A Humber Bay tower and a Scarborough mid-rise are different markets entirely.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

When selling usually wins

  • Negative monthly cash flow with no clear path to positive.
  • Rising fees, weak reserve fund or a special assessment.
  • You need the equity for your next home.
  • You would likely sell within a couple of years anyway.

In August 2026 City of Toronto condo apartments sold at 96% of asking after 39 days, so price competitively if you sell.

A tenanted condo can be harder to sell later. Owner-occupier buyers may be deterred and showings are limited. Think about your exit before signing a lease.

Where I fit

I am Jatin Dua, Broker of Record at RE/MAX Quantum Realty. I give condo owners across Toronto and the GTA both numbers side by side: a sale price and a realistic rent. Try what will my unit rent for.

The takeaway

Rent out your condo only if it cash flows with a cushion and you are ready to be a landlord for the long term. Sell if the numbers are negative, costs are rising, you need the equity or you may sell soon. Get tax advice before converting a home to a rental.

Is rent control in effect for my condo?

How do I estimate rent for my condo?

Use leased comparables from your building and nearby buildings, not listing prices.
