Judge a Summerhill agent on things you can check yourself. Confirm their registration on RECO’s public register. Ask how the RECO Information Guide and client versus self-represented status will apply to you. Then ask local questions with verifiable answers — TRREB district C09 recorded 18 sales in August 2026 at an average of $2,668,863 and a median of $2,325,514. Marketing titles are unregulated; registration and numbers are not.
What does “top realtors in Summerhill and Moore Park” actually mean?
Start with the uncomfortable part: nobody regulates the phrase “top realtors in Summerhill and Moore Park.” RECO registers people and brokerages and disciplines them when they break the rules; it does not rank them, and neither does TRREB. So when a page or a bus-shelter ad tells you someone is the best in Summerhill and Moore Park, you are reading marketing.
The useful move is to replace an unanswerable question with several answerable ones. Is this person registered, and in what category? Have they been disciplined? Will I be a client or a self-represented party? What exactly is in the commission proposal? And do they know Summerhill and Moore Park at the level of streets, buildings and recent sales, or only at the level of adjectives? Everything below is built to answer those. I have not ranked anyone, including myself; the last section shows you how to run the same checks on me.
How do I check an agent’s registration with RECO?
The register at reco.on.ca is public and free. Search the agent’s legal name (marketing names sometimes differ) and confirm three facts: that they are currently registered, the brokerage they trade for, and their category. Then check RECO’s published discipline decisions. Being on the register is the baseline for every agent in the province, not an achievement, and an absence of discipline history is not proof of quality — but a presence is information you are entitled to weigh before you sign anything.
Broker, broker of record, salesperson: what is the difference?
These are registration categories, not marketing tiers.

Category tells you about qualification and responsibility, not about skill on your street. Do not treat the word “broker” as a scoring system, and do not let anyone present it to you as one.

What did TRESA change about who the agent works for?
Since 1 December 2023, Ontario has had exactly two kinds of person in a real estate transaction: clients, who are represented and owed fiduciary duties, and self-represented parties, who are not represented and may not be advised. If an agent offers to “look after you” without representing you, that is not a category TRESA allows. Two consequences follow: you should have been given the RECO Information Guide before any assistance, and you should understand designated representation — the arrangement that lets one brokerage act for both sides through different agents — before it happens to you. A clear answer on that point is worth more than any award.
What is Summerhill and Moore Park actually like as a market?
Summerhill is the village strip around Yonge and Summerhill station — the old North Toronto railway station clock tower, the Summerhill Market and the shops along Yonge — with quiet residential streets of semis and detached houses on either side. Moore Park, east of Mount Pleasant, is a leafy early-twentieth-century enclave bounded by the Vale of Avoca and the Moore Park ravines.
Detached and semi-detached houses from the 1900s to the 1930s, many extensively renovated, with a run of boutique low-rise condos and converted buildings along Yonge and Mount Pleasant. Ravine-edge lots in Moore Park are the top of the market.
Getting around. Summerhill and St. Clair stations on Line 1 serve the area, with Rosedale station to the south. The 74 Mount Pleasant bus runs north–south through Moore Park and the 512 St. Clair streetcar is at the northern edge.
Which questions expose real Summerhill knowledge?
Anyone can recite a neighbourhood’s reputation. These three questions can only be answered well by someone who has worked Summerhill recently. Listen for specifics — addresses, dates, ratios, by-law names — and for the willingness to say “I’d have to check” when that is the honest answer.
1. Which side of Yonge is this, and which district history should we be looking at?
Yonge Street is the C02/C09 line. A local agent should price a Summerhill house against the correct district and, more importantly, against the specific streets on the same side, since the comparables differ.
2. What are the ravine and slope conditions on this lot?
Moore Park’s ravine edges bring Chapter 658 protection and, in places, slope-stability considerations. A good answer identifies whether the lot is within the protected area and what a geotechnical review would need to cover before any addition.
3. How did the last comparable semis on this street sell — with an offer date or without?
Summerhill semis are often listed with an offer night; detached ravine homes usually are not. An agent who works here should know which strategy applied to each recent comparable and what ratio it achieved.
What do the C09 and C02 numbers look like right now?
Moore Park and Summerhill east of Yonge are in TRREB district C09 with Rosedale; Summerhill west of Yonge falls in C02. Both districts appear below.

For context, the MLS® Home Price Index composite benchmark for C09 was $1,925,600, −6.09% year over year, with the detached benchmark at $3,485,900 and the apartment benchmark at $790,900. the MLS® Home Price Index composite benchmark for C02 was $1,270,800, −6.03% year over year, with the detached benchmark at $2,582,700 and the apartment benchmark at $751,100. The City of Toronto composite benchmark was $918,400, down 3.73% year over year, and the GTA-wide average sale price across all home types was $993,410. An agent who knows Summerhill should be able to tell you, without looking it up, roughly where the last few comparable sales sat against these figures and why.
What should an agent check before you buy or sell in Summerhill and Moore Park?
Beyond the standard conditions, these are the Summerhill-specific diligence points a competent agent raises before an offer is firm, not after:
- Ravine protection and slope stability for lots along the Vale of Avoca and Moore Park ravines.
- Heritage status: parts of the area near the old railway station and individual houses are on the City’s Heritage Register.
- Tree by-law permits for construction near mature trees.
Are “top 1%” and “#1 agent” claims regulated?
They are unregulated as titles. RECO can act against advertising that is false or misleading, but it does not certify rankings, and most “top” badges come from paid directories or brokerage-internal awards with an unstated comparison group. Ask instead for the numbers behind the claim: transactions here, in your price band, in the last twelve months, with addresses you can look up.
How does commission work in Ontario, and is it negotiable?
Every commission in Ontario is negotiable. There is no standard rate, and an agent who tells you otherwise is wrong. Compare proposals on five items: the total and its split with the cooperating brokerage, HST treatment, included marketing, holdover length and cancellation terms. Then ask the harder question: what does the fee buy in pricing strategy, preparation and negotiation, and how will you know?
The takeaway
Verify the registration. Settle your representation status in writing. Ask the three Summerhill questions and the commission questions, and weigh the answers against TRREB’s C09 and C02 figures rather than against adjectives. The agent who welcomes that scrutiny is usually the one to hire.

How do I check if a real estate agent is licensed in Ontario?
Search RECO’s public register at reco.on.ca by the person’s name or the brokerage name. Anyone trading in real estate in Ontario must be registered with RECO. The register shows the registration category — salesperson, broker or broker of record — and the brokerage they trade for. RECO also publishes disciplinary decisions.
Is real estate commission negotiable in Ontario?
Yes. Commission is negotiated between you and the brokerage; no law or real estate board sets a standard rate in Ontario. Compare proposals on the total and its split with the buyer’s brokerage, HST treatment, included marketing, the holdover clause and cancellation terms.
What is the difference between a client and a self-represented party?
Under TRESA, in force since 1 December 2023, a client is represented and owed fiduciary duties including advice and confidentiality. A self-represented party is not represented, and the brokerage may only provide factual information and paperwork assistance. The old “customer” category no longer exists.
Does “top 1% agent” mean anything official?
No. It is a marketing claim, not a regulated designation, and RECO does not issue or verify it. The comparison group, time period and metric are usually unstated. Ask for transaction-level evidence in your neighbourhood and price band instead.
Is Summerhill in Rosedale?
No, though they are neighbours. Summerhill is the area around Yonge and Summerhill Avenue north of Rosedale; Moore Park lies east of Mount Pleasant. In TRREB’s tables, Moore Park and the east side of Summerhill are grouped with Rosedale in district C09, while the west side of Yonge is in C02.
What is the old clock tower at Yonge and Summerhill?
The former North Toronto railway station, built in 1916 for the Canadian Pacific Railway. It is a designated heritage building and now houses a liquor store. It is a useful landmark for the neighbourhood’s centre and a reminder that heritage rules apply to some nearby properties.
