Where does this report come from?

It reads the City of Toronto’s own zoning map layers for By-law 569-2013, its heritage, ravine and transit-area layers, the Toronto and Region Conservation Authority regulation limit, the City’s property boundary data, and the City’s open data on building permits and Committee of Adjustment applications.

Can I build a fourplex on my lot in Toronto?

Since May 2023 Toronto has permitted up to four units on residential lots across the city. Whether a particular design fits depends on the zone’s height, setback, depth and coverage rules, which this report summarises for your address.

Is this a zoning certificate?
