What each application type means

Rezoning / Official Plan amendmentThe owner wants to build something the current rules do not allow, often more height or density. This is the one to watch, and the one where public input carries the most weight.
Site plan applicationThe use is generally allowed; the City is reviewing the details, such as building placement, landscaping, parking, access and servicing.
Plan of condominiumA building that is approved or built is being divided into condominium units that can be sold separately.
Plan of subdivisionLand is being divided into new lots, often with new roads.
Part lot controlLots inside an existing registered plan are being split, commonly for semi-detached or townhouses.

Where does this information come from?

Every result comes from the City of Toronto’s Development Applications dataset on its Open Data portal, which the City refreshes daily. This page re-reads it every few days and links each application to the City’s own file where one is published.

Does it cover the whole GTA?

Not yet. It covers addresses inside the City of Toronto, including Etobicoke, North York, Scarborough, York, East York and the old city. Mississauga, Vaughan, Markham and the other GTA municipalities publish their applications separately.

Why are minor variances and severances missing?

Those go to the Committee of Adjustment, which the City publishes as a separate dataset. This lookup shows rezonings, Official Plan amendments, site plans, plans of condominium, plans of subdivision and part lot control applications.

Does an application mean the building will be built?

No. An application is a request. Many are revised, appealed, refused or simply never built. The status on each result is the City’s own status at the time the data was published.

Can I comment on an application near me?

Usually yes. The City file names the planner handling the application, and larger applications hold a community consultation meeting. Comments are most useful early, before a staff report goes to Community Council.

How do the email alerts work?

Once a day the page checks the City data for your address and radius. If something new has been filed that you have not already been sent, you get one email listing it. Every email has an unsubscribe link.
