I check every GTA low-rise launch against the builder’s own material and the municipality’s planning file. A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

Finished basement included — on a low-rise home this is a genuine value item, not a cosmetic upgrade. Ask for the specification sheet so you know exactly what “finished” means here.
Five appliance package included in the purchase.
Development charges capped at $10,000 on back-to-back townhomes and $12,500 on traditional townhomes. Uncapped DCs on a low-rise home in Toronto can run well past these numbers — the cap is one of the most valuable terms in this agreement.
No assignment fee has been offered on Q2-2026 releases. If you may need to assign before closing, confirm this is still in writing on your specific unit.
Pricing, incentives and availability are set by the builder and change without notice. Confirm current terms with me before relying on them.

Building features
Jatin’s read on The Winston
Who this suits
Families who want a freehold-style home with three bedrooms inside the City of Toronto without paying detached Yonge-corridor resale prices — and who value the Willowdale school catchment and Line 1 access enough to accept townhome density.
What to watch
Forty homes is a small community, which means limited comparables for appraisal and resale in the early years. The price spread from $1,543,900 to $2,164,900 is wide for a single project — make sure you understand exactly which collection and which lot you are buying, because the value gap between the entry back-to-back and the premium detached is more than $600,000.
The value question
At roughly $762 per square foot, this is materially cheaper per foot than a North York condo — you are buying more space for your dollar and getting land with it. The trade is a 2028 completion and a small community. If you are buying to live in it for a decade, that trade usually works. If you are buying to flip, the small project size cuts against you.
Willowdale West, walking distance to Yonge
Churchill Avenue sits in Willowdale West, one of North York’s most established residential pockets — a grid of mature streets between Yonge Street and Bathurst, north of Sheppard. You are within walking distance of the Yonge Street retail spine and the Sheppard–Yonge and North York Centre stations on Line 1, which puts Union Station under 30 minutes away. The catchment includes some of the stronger public schools in North York, which is a real driver of family demand and resale depth here. Mel Lastman Square, the North York Central Library, the Toronto Centre for the Arts and the Loblaws and Empress Walk retail cluster are all within a short walk or drive. Highway 401 access is a few minutes north at Yonge or Bathurst.

At 68 Churchill Avenue in Willowdale West, North York, Toronto — between Yonge Street and Bathurst, north of Sheppard Avenue.
Who is building The Winston?
Insoho Developments, with architecture by RAW Design and interiors by U31.
How much do homes at The Winston cost?
Publicly reported pricing runs from $1,543,900 to $2,164,900, at roughly $762 per square foot. Current availability and pricing change — request the live price list above.
How many homes are in The Winston?
Forty in total: nine detached homes and thirty-one townhomes, all three-bedroom with three to four bathrooms.
When will The Winston be completed?
Estimated completion is February 2028.
Are development charges capped at The Winston?
Yes — reported caps are $10,000 on back-to-back townhomes and $12,500 on traditional townhomes. Confirm the cap is written into your specific agreement before you waive conditions.
Is the basement finished at The Winston?
A finished basement has been included in the offering, along with a five appliance package. Ask for the finishing specification so you know what is covered.
How much deposit do I need for The Winston?
Most Toronto pre-construction projects run a 15–20% deposit spread over 12–24 months. The exact structure for The Winston is in the information package — request it above and I’ll send the current schedule.
Is there a cooling-off period on The Winston?
Yes. Ontario gives pre-construction condo buyers a 10-day statutory rescission period from the later of receiving the disclosure statement or the fully signed agreement. Use it — have a lawyer read the agreement inside those 10 days.
Are development charges capped at The Winston?
Capped development charges are one of the most valuable terms in a pre-construction agreement, and they vary by release. I always check the cap language before a client signs. Ask me what the current cap is on The Winston.
Do I pay HST on The Winston?
If you or an immediate family member move in as a primary residence, HST is normally built into the purchase price with the rebate assigned to the builder. If you buy to rent, you pay the HST up front and claim it back through the NRRP rebate. Different math — plan for it before you sign.
Can I rent out my unit at The Winston?
Generally yes after final closing, and often during interim occupancy if the builder permits it. Occupancy-period rentals and assignment rights are separate clauses — both worth negotiating.
Should I get pre-approved before buying at The Winston?
You don’t need a mortgage commitment to sign, but you do need one at final closing, which can be years out. I always tell buyers to run the numbers with a broker first so the closing isn’t a surprise.
What is interim occupancy at The Winston?
It’s the window between moving in and the building registering as a condo corporation. You pay an occupancy fee to the builder — not mortgage payments — and you don’t own title yet. It can last months. Budget for it.
Is Willowdale West a good area to buy pre-construction?
I’d rather answer that for your situation than in the abstract. Send me a note and I’ll tell you honestly whether Willowdale West fits what you’re trying to do — including when it doesn’t.
