By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 10 min read — Five finished condo buildings in Pickering and Ajax worth a look in 2027, with 2026 TRREB prices and the checks to make first.

Short answer

My top five condos to buy in Pickering and Ajax for 2027 are San Francisco by the Bay 3, Universal City Two, The Millenium at Discovery Place, The Hamptons and 44 Falby Court. From January to October 2026, median condo apartments sold for $470,000 in Pickering and $437,500 in Ajax, both down about 14% year over year.

This guide is for buyers looking at Pickering and Ajax condos for sale in 2027, whether it is a first home, a downsize from a Durham house or a rental. You get my five picks across the two cities, who each building suits, what condos sold for in 2026 and the checks to make before you offer.

How did I pick the best condos in Pickering and Ajax?

Pickering and Ajax sit side by side east of Toronto, but their condo markets are very different. Pickering has a cluster of newer towers near its GO station. Ajax has a much smaller condo market made up mostly of older buildings: only 52 condo apartments sold there from January to October 2026, according to TRREB MLS data via REALM.

I only looked at buildings that are finished, registered and lived in. No pre-construction. Then I weighed four things you can check today:

  • Transit. Walking distance to Pickering GO Station on Bayly Street makes a suite easier to rent and to resell.
  • What the fee covers. Two of my picks include heat, hydro and water in the fee. That changes your true monthly cost.
  • Suite size. Downsizers want two bedrooms and storage. Investors often want smaller suites that rent quickly.
  • Age. My list runs from a 1976 tower to one registered in 2024, so you can trade newer finishes against larger rooms and a longer track record.

I do not publish building-level prices. A suite’s value depends on floor, view, parking, condition and tenancy. City-wide numbers are further down.

1. San Francisco by the Bay 3, 1255 Bayly Street, Pickering

What it is like

This is my top pick for GO commuters who want a range of suite sizes. Condos.ca credits Chestnut Hill Developments and lists 26 floors, 263 suites and registration in February 2020, in Bay Ridges. Suites range from about 466 to 1,920 sq ft. It sits on Bayly Street, the same street as Pickering GO Station at 1322 Bayly.

Who it suits

Commuters heading to Union on the Lakeshore East line, and buyers who want anything from a compact one-bedroom to a large family-sized suite in the same building.

What to check

Condos.ca does not list amenities or fee inclusions for this phase, and the only fee shown was $657 a month for one suite. Ask for the budget and compare it with the earlier San Francisco by the Bay building at 1235 Bayly Street before you choose.

2. Universal City Two, 1455 Celebration Drive, Pickering

What it is like

Universal City Two is my pick for the newest tower near the GO. Condos.ca credits Chestnut Hill Developments and lists 28 floors, 336 suites and registration in February 2024, with suites from about 509 to 1,192 sq ft. CondoNow’s project page lists 27 storeys and 324 suites, so rely on the declaration for the exact count. CondoNow describes Pickering GO as about a seven-minute walk.

Who it suits

First-time buyers and investors who want new finishes and a full amenity package. CondoNow lists a concierge, gym, indoor and outdoor pools, a rooftop deck, guest suites and a party room.

What to check

Listed fees ranged from about $364 to $606 a month. In a building registered in 2024, the first budget was set by the builder. Fees can rise once the owners’ board takes over and the first reserve fund study arrives, so plan for that.

3. The Millenium at Discovery Place, 1000 The Esplanade North, Pickering

What it is like

The Millenium is my pick for an all-inclusive fee. Condos.ca says it was developed by Tridel and lists 16 storeys, 252 suites and registration in November 1999, in Pickering’s Town Centre area. Suites run from about 680 to 1,306 sq ft. The fee is listed as covering heat, hydro, water, air conditioning, cable, parking and building insurance.

Who it suits

Downsizers who want one predictable monthly bill, a concierge, a security guard and an outdoor pool. Pulse 900 and 916 buses run nearby on Kingston Road.

What to check

An all-inclusive fee looks high on paper, so compare it with a newer building’s fee plus separate hydro and heat. My piece on how maintenance fees affect value shows the math. At 27 years old, the reserve fund study is the key document.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

4. The Hamptons, 189 to 195 Lake Driveway West, Ajax

What it is like

The Hamptons is my pick for low-rise living in Ajax. Condos.ca lists four floors, 285 suites and registration in December 1991, in south-west Ajax. Suites run from about 711 to 1,098 sq ft. Listed amenities include a pool, sauna, tennis court, gym, party room and games room. The fee is listed as covering water, parking, common elements and building insurance.

Who it suits

Buyers who prefer a few floors to a tower, and downsizers who want shared amenities without a high-rise. A bus stop on Lake Driveway is steps away.

What to check

Heat and hydro are not listed in the fee, so ask for the suite’s utility bills. A low-rise with 285 suites spreads over a large footprint, so ask what the reserve fund study says about the roof, windows and pool.

5. 44 Falby Court, Ajax

What it is like

44 Falby Court is my pick for space. Condos.ca lists 17 storeys, 198 suites and registration in October 1976, in south-east Ajax. Recent listings ranged from about 1,000 to 1,599 sq ft, which is large by today’s standards. The fee is listed as covering heat, hydro, water, air conditioning, cable, parking and building insurance. Amenities include an outdoor pool, sauna, tennis court and car wash.

Who it suits

Downsizers and families who want house-sized rooms and one all-in monthly bill, and who care more about space than new finishes.

What to check

This building is 50 years old. Read the reserve fund study closely and ask about elevators, windows, balconies and any special assessment. Older buildings can be excellent value, but only with a well-funded repair plan.

What are Pickering and Ajax condos selling for in 2026?

Condo apartment prices fell in both cities. From January to October 2026, the median condo apartment sold for $470,000 in Pickering, down 13.6% from a year earlier, and $437,500 in Ajax, down 14.0%. Both are well below 2024 levels.

Condo townhouse sales 154 146 46 50

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025. Medians cover each whole city, not individual buildings.

Pickering’s condo apartment sales dropped by about 29%, while Ajax held steady at 52. Condo townhouses fell less, by 6.5% in Pickering and 5.7% in Ajax, which tells you buyers are still paying up for ground-level space. My guide to what a Pickering or Ajax condo is worth explains how I price a suite, and Pickering vs Ajax compares the two cities across every home type.

What should you check before buying a condo in Pickering or Ajax?

Ask for the status certificate as early as you can. The Condominium Authority of Ontario says the corporation must provide it within 10 days of a request, for no more than $100 including tax. It covers the budget, the reserve fund study, any fee increase, special assessments and lawsuits. My status certificate guide shows what to look for.

  • Fee versus utilities. Add up fee, hydro and heat for each building you compare, not just the fee.
  • Building age. Three of my five picks are more than 25 years old. Their repair plans matter more than their lobbies.
  • Parking and locker. Confirm the exact units on title. Outside the GO walk zone, most buyers drive.
  • Tenancy. A rented suite mostly sells to other investors. Ask about the lease before you offer.
Watch out

Ajax has a very small condo apartment market, with 52 sales in ten months across the whole city. In a building like 44 Falby Court or The Hamptons, there may only be a few sales a year. Do not judge a suite’s value from one recent sale. Look at 12 to 18 months of sales in the building and in similar nearby buildings.

My take

In my view, Pickering and Ajax condo buyers have real negotiating room going into 2027, though nobody can promise where prices go next. If you commute to Toronto, I would start with the two Chestnut Hill towers near Pickering GO. If you want space and one predictable bill, look at The Millenium or 44 Falby Court, but only after reading the reserve fund study. For the bigger picture across Durham, see my Durham housing market outlook for 2027.

What to do next

  1. Decide what matters most: GO access, suite size, an all-in fee or the lowest purchase price.
  2. Get a mortgage pre-approval that counts the condo fee, so you know your real limit before you tour.
  3. Compare the same layout in two buildings, adjusting for floor, view, parking and what the fee covers.
  4. Make your offer conditional on your lawyer’s review of the status certificate.
  5. If you already own a condo in Pickering or Ajax, run the estimator above to see where your suite stands before you list or buy.

Frequently asked questions

What is the average price of a condo in Pickering in 2026?

The median Pickering condo apartment sold for $470,000 from January to October 2026, according to TRREB MLS data via REALM. That is down 13.6% from $544,250 in the same months of 2025. A median is the middle sale, so half sold for more and half for less. Floor, view, parking and age can put a suite well above or below it.

What is the average price of a condo in Ajax in 2026?

The median Ajax condo apartment sold for $437,500 from January to October 2026, according to TRREB MLS data via REALM, down 14.0% from $509,000 a year earlier. Only 52 condo apartments sold in Ajax over those ten months, so a single sale can move the median. Condo townhouses had a higher median of $625,000.

Are condo prices going down in Pickering and Ajax?

Yes. From January to October 2026, condo apartment medians fell 13.6% in Pickering and 14.0% in Ajax compared with 2025, per TRREB MLS data via REALM. Condo townhouses fell less, by 6.5% and 5.7%. No one can promise where prices go in 2027, so buy for your own timeline and budget rather than a forecast.

What is the best condo to buy in Pickering in 2027?

My Pickering picks for 2027 are San Francisco by the Bay 3 at 1255 Bayly Street, Universal City Two at 1455 Celebration Drive and The Millenium at Discovery Place at 1000 The Esplanade North. The first two are newer Chestnut Hill towers near Pickering GO. The Millenium is an older Tridel building with heat, hydro and water in the fee. The order is my own judgement.

Which Pickering condos are closest to the GO station?

The Chestnut Hill towers on and near Bayly Street are the closest on my list. Pickering GO Station is at 1322 Bayly Street, and San Francisco by the Bay 3 is at 1255 Bayly. CondoNow describes Universal City Two as about a seven-minute walk from the station. Walking distance to the train helps both resale and renting.

Which Ajax condos include utilities in the maintenance fee?

44 Falby Court is one example. Condos.ca lists its fee as covering heat, hydro, water, air conditioning, cable, parking and building insurance. The Hamptons on Lake Driveway West lists water and parking but not heat or hydro. Always confirm inclusions in the status certificate, because what the fee covers can change your true monthly cost a lot.

How long does it take to sell a condo in Pickering or Ajax?

From January to October 2026, condo apartments took about 33 days on average to sell in Pickering and 38 days in Ajax, according to TRREB MLS data via REALM. Both are slower than in 2025, when the averages were 29 and 31 days. A well-priced suite in good condition usually sells faster than the average.

Is a Pickering or Ajax condo a good investment for 2027?

It can be, but only if the rent covers the mortgage, fee and property tax at today’s prices. In my view, buildings within walking distance of Pickering GO tend to rent more easily to Toronto commuters. Run the cash flow with a realistic rent and vacancy before you buy, and check the fee trend in the status certificate.

What should I check before buying a resale condo in Durham Region?

Start with the status certificate. In Ontario, the condo corporation must provide it within 10 days of a request, for no more than $100, according to the Condominium Authority of Ontario. It shows the budget, reserve fund, special assessments and lawsuits. In older Pickering and Ajax buildings, the reserve fund study matters most.
