The amenity roster is one of the more complete in Humber Bay Shores: a 24-hour concierge, indoor pool, fitness room, party room, sauna, guest suites and a barbecue area are among the facilities on the record. Because the buildings are recent, finishes in the common areas still read as new rather than refreshed — something you notice quickly when touring this neighbourhood, where building ages span four decades.

Location and getting around

Position is Vita’s strongest card. Annie Craig Drive runs along the water on the east side of the neighbourhood, so the lake, the Martin Goodman Trail and the parkland promenade are not merely nearby — they are effectively the frontage. Walk east and you cross the Humber Bay Arch Bridge toward Sunnyside and, further on, downtown’s waterfront; walk west and you are into the shops and restaurants at the heart of Humber Bay Shores within minutes.

For transit, there is a TTC bus stop at Marine Parade Drive and Silver Moon Drive, close to the buildings, feeding the Lake Shore corridor and its connections. Drivers reach Lake Shore Boulevard West and then the Gardiner Expressway at Park Lawn; the run downtown is short off-peak, slower in rush hour like everywhere on this stretch. Cyclists arguably do best of all here — the trail into downtown is flat, scenic and separated from traffic for most of its length.

What day-to-day life offers

Life on Annie Craig has a resort quality in the warm months: paddleboarders and swans on the bay, the promenade full on weekends, patios and gelato within a short walk. Groceries, pharmacies and everyday services sit at the base of the surrounding buildings and along Marine Parade Drive and Lake Shore Boulevard West, so most errands are walkable. Winter is quieter and windier — open water does that — and the people happiest here are the ones who like the lake in all four of its moods, not just July’s.

The two-building structure shapes daily life more than people expect. In Vita, you get the classic high-rise experience: big lobby, full concierge presence, a large population sharing elevators and amenity bookings. In Vita Two, floors are short, neighbours are fewer and the building feels closer to a boutique residence. When clients tell me they want Humber Bay Shores but are unsure about tower life, the Vita pairing is often where I take them, because it lets them compare both answers on one street.

Who these buildings suit (and who they may not)

Vita on the Lake suits view-driven buyers — at 53 storeys the upper floors carry some of the best water and skyline sightlines in the neighbourhood — and anyone who wants new-building systems, a 24-hour concierge and a full amenity floor. Vita Two suits people who want the same address and amenity access at a smaller, calmer scale: downsizers, work-from-home professionals, and buyers who count elevator stops.

Weigh the choice carefully if you depend on rail commuting — the GO station is not on the doorstep, so test the bus-plus-train timing against your schedule. Weigh it too if you want the feel of an established, fully settled community: newer buildings are still shaping their boards, budgets and rules in their early years, and reserve-fund history is shorter than in the neighbourhood’s older towers. None of that is a red flag; it is simply a different point in a building’s life cycle, and it should inform how your lawyer reads the status certificate.

Buying or renting here

For buyers, the checklist is the standard one with a new-building tilt: review the status certificate and the reserve-fund study with your lawyer, confirm parking and locker on title, check pet and rental rules, and ask about any outstanding builder warranty items in the common elements — normal territory for buildings of this vintage, but worth having in writing. With two corporations on one street, make sure the paperwork you are reviewing belongs to the building you are actually buying in.

For renters, the 2022 completion matters: units whose first residential occupancy came after November 15, 2018 are generally exempt from Ontario’s annual rent increase guideline, and most Vita units will fall on that side of the line.
