5 Capri Road is an approved infill development in the Eatonville neighbourhood of Etobicoke, east of Highway 427 and west of The East Mall. Toronto City Council approved it in December 2023: three new 22-storey towers totalling 805 units, built alongside the existing 24-storey, 327-unit rental building that stays. It is a Tenblock project in partnership with State Building Group. There is no sales program, no pricing and no occupancy date in the public record, and a holding symbol still has to be lifted before permits can issue.

It is not where you think it is

Several listing sites place this project near Kipling and Bloor or at Six Points. It isn’t there. The City’s own reports locate the site east of Highway 427, west of The East Mall, at the western end of Capri Road, directly beside Burnhamthorpe Collegiate Institute and its sports field — roughly three kilometres north of Six Points, in Eatonville. The nearest arterials are Rathburn Road and The East Mall, not Bloor and Kipling.

That distinction is not pedantry. It changes the transit story, the school catchment and the comparable set entirely.

Before you register anywhere

I check every GTA low-rise launch against the builder’s own material and the municipality’s planning file. A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

Three things in the by-law that will affect you

1. The holding symbol

The zoning carries a Holding (H) symbol. Before building permits can issue, the developer must satisfy the City on wind tunnel studies, functional servicing reports and street design specifications. Approved is not the same as shovel-ready, and this is the gate between the two. If anyone tells you construction is imminent, ask whether the H has been lifted.

2. No street parking permits

Residents of the new buildings are prohibited from obtaining on-street parking permits. That is written into the Council decision. If you buy a suite without a parking space here, you do not have a street-parking fallback. On a site with 805 new units and 941 spaces, that matters.

3. Twenty years of rental protection

The 327 existing units must remain rental for a minimum of 20 years, with secured tenant improvements — added amenity space, laundry upgrades and enhanced waste facilities. This is a good thing for the neighbourhood and worth knowing as a buyer: you will be living alongside a large, long-term rental population, and the site’s amenity mix reflects that.

A substantial downsizing through the review — the tallest tower lost 17 storeys. Some listing sites still publish per-building unit counts of 307, 274 and 224, or describe “Building B” and “Building C” as separate products. Those A/B/C labels appear in no City document, and no per-building split has been published. Only the 805 total and the bedroom mix are on the record.

Public benefits secured

  • 1,777 m² of parkland dedication — 441 m² above the required amount
  • A public pedestrian pathway of roughly 778 m² with a perpetual easement
  • ~422 m² of enhanced landscaped area, publicly accessible 24 hours a day
  • Capri Road extended as a new public street ending in a cul-de-sac
  • A new public park on the site

The neighbourhood, honestly

Walk Score returns 70 (“very walkable”), Transit Score 57, Bike Score 48. The 111 East Mall bus is 0.2 km away; the 48 Rathburn and 112 West Mall are both 0.4 km.

There is no subway station within walking distance. Kipling and Islington on Line 2 are the nearest, and both are a bus or a drive. Kipling GO and Mimico GO are roughly ten minutes by car, putting Union under 35 minutes door to door if you drive to the station. Highway 427 is immediately west and the 401 is close — this is a driver’s location first and a transit location second, and the on-street parking prohibition sharpens that. Future Eglinton Crosstown connectivity comes via Renforth Station.

Schools are a genuine strength. Burnhamthorpe Collegiate Institute is directly adjacent, with Kingsley Primary, George R. Gauld Junior and Holy Angels Catholic nearby, and Humber College’s Lakeshore campus about six minutes by car.

What should these suites cost?

The site sits in Toronto W08 — Islington-City Centre West, Eatonville and the Kingsway — where the MLS® HPI benchmark for a resale condo apartment was $520,400 in July 2026, down 7.73% year over year. Neighbouring W04 was $502,400, down 7.63%, and W07 (Stonegate-Queensway) $519,500, down 8.62%.

No pricing exists for 5 Capri, so treat any number you’re quoted as speculative. What I would say is that a project with a 449-unit one-bedroom count is aimed squarely at the entry and investor market, and that market is where the softness is deepest right now. Toronto one-bedroom condo rents averaged $2,292 in Q1 2026, down 4.1% year over year, with GTHA condo rents falling a further 1.3% by Q2. Whatever this launches at, run the carry before the excitement.

My read on 5 Capri Road

The best thing about this project is also the least glamorous: it is approved. Council passed it in December 2023 without amendment and without debate, the by-laws are enacted, and no appeal appears on the record. In a market where two consecutive quarters passed with zero new project launches across the entire GTA, an unappealed approval is a real asset. Most “coming soon” projects you’ll be pitched are not this far along.

What I’d want answered before committing: has the holding symbol been lifted, and what are the per-tower unit splits and phasing? Neither is public. And I would want to see the daycare and the new public street actually secured in the site plan, because those are what turn this from three towers on a parking lot into a neighbourhood.

Who it suits: a buyer who drives, wants Etobicoke schools, and is comfortable with a long runway. Who it doesn’t: anyone who needs to be near a subway, and anyone buying a suite without parking.
