As of August 2026 it has not launched sales, has no published pricing, no released floor plans and no announced occupancy date. The current planning submission is for three towers of roughly 18, 25 and 42 storeys totalling 915 units — not the 24-storey, 458-unit building most listing sites are advertising, which is actually Phase 2, completed in 2018.
The 458-unit problem
If you search this project you will find dozens of pages telling you IQ3 is 24 storeys and 520 or 458 units. That figure is wrong, and it is wrong in a specific and traceable way.
24 storeys and 458 suites are the specifications of Park Towers at IQ — Phase 2 — at 15 and 17 Zorra Street, which was completed in 2018 and has been trading as resale for years. Somewhere in the syndication chain those numbers were attached to the Phase 3 record, and every aggregator that pulls from that feed has been repeating them since.

A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

The IQ community, phase by phase
Understanding Phase 3 means understanding what’s already there. IQ is an eight-acre master-planned community built around a landscaped central park.
- Phase 1 — IQ Condos, 1185 The Queensway. Twelve storeys, completed 2014–2015. Suites from roughly 465 to 901 sq ft. Sources disagree on the unit count — one says 123 suites, another 303. Amenities include a gym, pool, sauna, concierge, guest suites, rooftop deck and party room.
- Phase 2 — Park Towers at IQ, 15 and 17 Zorra Street. Twenty-four storeys, 458 suites, completed 2018. Suites 505–860 sq ft. Infinity pool, fitness centre, party lounge, outdoor terrace, guest suites, cabanas. Originally marketed “from the $200’s.” These are the numbers being misreported as Phase 3.
- Phase 3. Three towers, 915 units proposed. Not launched.
The neighbourhood, honestly
Walk Score returns 76 for 45 Zorra Street, with a Transit Score of 56 and a Bike Score of 53 — “very walkable,” but firmly car-and-bus territory for commuting. Some listing sites claim a Walk Score of 85; that is not what Walk Score returns.
The 80 Queensway, 315 Evans and 15 Evans bus routes are all within 300 metres. GO Lakeshore West is 1.9 km away and Line 2 Bloor–Danforth is 2.3 km — neither is a walk. The 66 and 80 buses are your subway connection. Highway 427 and the Gardiner are close, Sherway Gardens is nearby, and Queensway Park has ball diamonds and tennis courts. Etobicoke School of the Arts is in the area.
For comparison, Phase 1 at 1185 The Queensway scores 84 for walkability — a little better, because it sits directly on the retail strip.
My read on IQ Phase 3
The honest position is that nobody can tell you what this building will cost or when it will be finished, because nobody knows. Anyone showing you a price list for IQ3 today is showing you something that does not exist.
What I’d watch: the project has been in Site Plan Approval since January 2020 — more than six years — with a two-year gap between the 2022 and 2024 resubmissions. Trade press described the 2024 filing as the first movement on a “long-awaited” project in over a year. The site sits on former industrial land. None of that is disqualifying, but it does mean this is a registration-list project, not a purchase decision, and the 42-storey tower in particular is a long way from a shovel.
What’s genuinely good about it: Remington is a family-run builder with more than 65 years behind it, and — importantly — it has already delivered two phases on this exact site. You can walk through Phase 1 and Phase 2 and see what the finished product looks like. That is a far better due diligence exercise than any rendering, and very few Etobicoke launches offer it.
If you want in, get on the list early and treat any figure you’re quoted before the official launch as provisional. I’ll tell you when there’s something real to look at.
