Pre-Construction Condos in Etobicoke — Honest Help Before You Sign

I work the Queensway and Islington corridors every week and I have watched buyers sign 60-page agreements they had ten minutes to read. This page is what I would want a friend to know before putting down a deposit — including the projects I would personally avoid right now.

The market context you should have first

In the first quarter of 2026 there were zero new condo launches across the GTHA and just 246 new condo sales — down 52% year over year. There is a record backlog of 4,295 unsold completed units and roughly 8,629 unsold units still under construction. New units were priced around $1,189 per square foot against $859 on the resale market — a gap of about 38%.

That does not mean never buy pre-construction. It means the burden of proof is on the project, not on you, and you have far more leverage than buyers had three years ago.

What I check on every project before I let a client sign

The developer’s completed recordNot their renderings — what they have actually finished in the GTA, and how late it was
The deposit structureHow much, on what schedule, and what happens to it if the project dies
Tarion coverageDeposit protection has statutory caps. Know the number before you exceed it
Occupancy feesThe months you pay to live there before you own it. Most buyers never model this
Assignment rightsWhether you can sell before closing, at what fee, and with whose consent
The price against resaleIf the same building’s resale is 30% cheaper, the story needs to be very good

The three questions that kill most deals

  1. What is my total cash to close, not my deposit? Development charges, levies, HST treatment, occupancy fees and legal fees turn a 20% deposit into meaningfully more.
  2. What happens if I cannot close? Appraisals have come in below purchase price on units bought at 2021–2022 peaks. Know your exposure before you sign, not at closing.
  3. Am I buying this to live in or to assign? If it is to assign, read the assignment clause and the HST rules first — that is where people lose money they did not know was at risk.
