If you want a house, High Park-Swansea costs roughly $900,000 more and gives you an accessible subway station and a 23-hectare park; if you want a condo, the two are priced within about $17,000 of each other and Mimico gives you a GO line instead. The Q1 2026 detached averages tell the story: $2,169,000 across 22 sales in High Park-Swansea against $1,264,000 across 17 sales in TRREB’s Mimico. The condo averages barely differ — $661,000 on 20 sales versus $678,000 on 109. So the real question is whether you are buying a house or an apartment, because only one of those decisions is close.
Two lakeside neighbourhoods that solved transit differently
Both of these reach Lake Ontario and both were independent municipalities within living memory. Mimico was incorporated as a town in 1917 and stayed one until the Borough of Etobicoke absorbed it in 1967. Swansea was a village with its own reeve from 1926 and only joined the City of Toronto in 1967, later than almost anywhere else in the old city. Its town hall at 95 Lavinia Avenue is still one of only ten Toronto Association of Community Centres — City-funded but governed independently by a volunteer local board, with rooms named for figures such as Dorothy Hague, the first female reeve in York County.
Where they part company is the rail line each one got. High Park-Swansea, TRREB district W01, sits on Line 2 with a station that became accessible in 2025. Mimico, district W06, sits on the Lakeshore West GO corridor with a station you climb stairs to reach. That single difference shapes who each place suits.
The condos cost the same. The houses do not.

The condo lines are the surprise. Twenty sales at an average of $661,000 in High Park-Swansea against 109 sales at $678,000 in Mimico, both at 97% of asking, both in the low forties for days on market. Two apartment markets on opposite sides of the Humber, priced within about $17,000 of each other and both soft. The detached lines are a different world: roughly $900,000 apart, and the more expensive one sold faster.
On the year-over-year figures
High Park-Swansea’s average rose from $1,229,923 to $1,422,618 and its median from $810,000 to $1,270,000. That looks spectacular and it is not appreciation — the earlier quarter carried a far heavier condo share, so the mix moved, not the prices. The defensible statement is narrower and more useful: the detached and condo segments here are diverging.
An accessible subway station, or a GO train with stairs
High Park station at 35 Quebec Avenue opened on 10 May 1968 and became accessible in March 2025, after an Easier Access retrofit begun on 20 June 2022 delivered two new elevators and a new main entrance. Runnymede station serves the north as well. Buses include the 30 High Park North and 189 Stockyards at High Park station, and the 77 Swansea runs into the Swansea core from Runnymede. The 501 Queen streetcar runs along The Queensway with 508 Lake Shore peak service, and Humber Loop sits at the western edge. There is no GO station. Highway access is the best in the W01 and W02 group, with the Gardiner reachable at South Kingsway and Windermere.
Mimico’s position is almost the inverse. Mimico GO at 315 Royal York Road puts you on Lakeshore West, one of the busiest GO corridors, and the station handled roughly 433,000 passengers in 2019. But it is not fully wheelchair accessible: reaching the platform means a tunnel and stairs. A 2022 Metrolinx agreement with Vandyk Properties would have delivered a new accessible station, and Vandyk’s adjacent project went into receivership by January 2024, leaving the rebuild’s status uncertain. Locally you have the 501, 507 and 508 streetcars on Lake Shore Boulevard West — all affected by the 2026 Long Branch Loop reconstruction, so check ttc.ca before you rely on one — plus buses 76 Royal York South and the 176 Mimico GO loop, and Gardiner ramps at Park Lawn and Islington.
The geography people forget
The 501 runs along The Queensway on one side and Lake Shore Boulevard West on the other, with Humber Loop as the hinge. These two neighbourhoods are closer together than the price gap suggests.
The park is an amenity and a cost
High Park is Toronto’s largest downtown park and it is not just green space. Roughly 23 hectares are black oak savannah, prairie and woodland — the most significant such ecosystem in Toronto, of a type of which less than 3% remains globally. Grenadier Pond is an Environmentally Significant Area, an Area of Natural and Scientific Interest, and since 2022 a Provincially Significant Wetland Complex. Colborne Lodge dates from 1837, the animal display was established in 1893, and the Sakura cherry blossoms peak in late April or early May. Rennie Park adds tennis, an ice rink and a wading pool.
Now the cost side, because nobody puts this in a listing. Under the High Park Movement Strategy, private vehicles are prohibited in the park on weekends and statutory holidays, the Bloor Street gate is exit-only, Colborne Lodge Drive is one-way and there are separated bike lanes on Colborne Lodge Drive and West Road. Spring 2025 converted parking spaces to park uses. Curb realignment and asphalt removal ran from July to September 2026, detailed design runs Fall 2026 into Winter 2027, and phased construction is planned for Summer 2027 to 2028. The stated long-term vision is a car-free High Park. In practice that pushes visitor parking onto Swansea and Parkside side streets, and cherry blossom season brings crowds, road closures and parking chaos for two to three weeks a year.
Mimico’s green asset is linear rather than vast. Mimico Waterfront Park runs 1.1 km along the shoreline, with Phase One of 600 metres opened in 2008 and Phase Two of 500 metres in October 2012 adding a 250-metre cantilevered boardwalk, wetland pockets and native planting. It connects west through the trail network and east toward Humber Bay Park, and Mimico Linear Park opened in 2008. Before 2012 you could not walk this shoreline continuously at all.
What each is built out of
High Park-Swansea’s 2016 profile shows 33% apartments in buildings of five or more storeys, 30% apartments under five storeys, 24% single-detached, and 5% each of semi and duplex, with 3,510 of 10,870 occupied dwellings condominiums — about 32%. Renters are 44% of households. Roughly 54% of the stock predates 1960 and 12% was built between 2011 and 2016, which is the Queensway and Windermere condo wave. Swansea’s core is 1905 to 1935 semis and bungalows; the former Swansea Works industrial lands have been townhouse and condo since 2000.
Mimico-Queensway, on 2021 Census figures, is 29.7% single-detached, 29.5% apartments under five storeys, 22.5% apartments of five storeys or more, 9.9% row, 4.4% duplex and 3.9% semi, with owner-occupancy at 53.1% and 43.2% of the stock built in 1960 or earlier — the oldest-skewing profile in South Etobicoke. Average dwelling value in 2021 was $1,055,000 and median household income in 2020 was $84,000.
Schools, families and the local anchors
In Swansea, Swansea Junior and Senior Public School, a JK to 8 school, is the anchor and a genuine price driver within the Swansea pocket; Howard Junior Public School also serves the area, with Humberside Collegiate Institute and Western Technical-Commercial School at secondary. Mimico’s side of the comparison is served by a wider spread of smaller schools — Park Lawn JMS, Norseman JMS, George R. Gauld, David Hornell, John English JMS and Second Street JMS on the public side, St. Leo and St. Louis on the Catholic side, with Lakeshore Collegiate Institute at secondary and the Mimico Adult Centre for adult learners.
Two caveats I give every family. First, I do not publish Fraser Institute rankings in these comparisons — the TDSB and OPSBA both dispute the methodology, and a ranking is a poor proxy for whether a school fits your child. Second, school assignment is by address, not by neighbourhood, so check the specific house or unit with the TDSB “Find Your School” tool before you let a school drive the offer. On the Mimico side there is a further consideration: the City’s report dated 27 May 2026 identifies the need for “a community recreation centre, library, childcare, community agency space, and new schools to address both current shortfalls and needs generated by future growth” in that area.
What I would warn you about in each
High Park-Swansea. Detached entry is genuinely expensive at a $2.17M average, and that is the real barrier, not the competition — 14 days on market at 103% of asking is brisk but not brutal. The condo market is soft at 42 days and 97% of list, so do not assume a Queensway unit will resell quickly. Many streets fall steeply toward the Humber and Grenadier Pond, and low-lying Swansea streets have historic stormwater issues — ask about basement water before you waive anything. The southern edge carries Gardiner and rail-corridor noise. And the park closures and blossom crowds are a recurring quality-of-life cost, not a one-off.
Mimico. The GO station is the weak point: stairs, a tunnel and a replacement plan that collapsed with its developer partner. The condo market you would be buying into recorded 305 new listings against 109 sales in a single quarter at 44 days on market — you will have competition when you sell. Its house stock is old, with more than four in ten dwellings predating 1960. And the 2026 Lake Shore streetcar works are a live disruption, not a historical footnote. On crime, 2025 rates per 100,000 included break and enter at 132.8, auto theft at 224.2, robbery at 41.5 and theft from a motor vehicle at 99.6.
What is allowed to change
High Park-Swansea is inside Ward 4, where sixplexes are permitted and the Major Streets bylaw came into force on 11 September 2025, allowing small-scale apartment buildings and townhouses on designated major street frontages. Height is still policed: a 17-storey, 62-metre, 144-unit proposal at 1930-1938 Bloor Street West and 3, 5 and 21 Quebec Avenue was refused by City Council in May 2024 for exceeding the Bloor West Village Avenue Study’s 8-storey maximum. Mimico’s framework runs the other way — the Mimico-Judson Secondary Plan, in force since 5 August 2022, requires employment uses before residential and 100% family-sized residential units, with 29 Judson Street the lone exception at 15% two-bedroom, while the Mimico-by-the-Lake Secondary Plan of 2013 governs the Lake Shore corridor.
My straight recommendation for each buyer
- High Park-Swansea if you want a detached house with an accessible subway station, the best highway access in this part of the city and a major park at the end of the street, and $2M-plus is a budget you actually have.
- Mimico if you want a house closer to $1.26M and you commute on Lakeshore West, and you can live with a station that has stairs while the replacement stays unresolved.
- Either, for a condo — and here I would let the building decide, not the neighbourhood. The two averages are about $17,000 apart and both markets sit at 97% of asking. Compare reserve funds, envelope history and what else is for sale in your own building.
- Neither if weekend car access to a park matters more to you than anything else. High Park bans private vehicles on weekends and statutory holidays and is heading toward car-free, and Mimico’s answer to that question is a shoreline path, not a driveable park.
- Still undecided? Walk both on a Saturday in early May. One will be full of blossom traffic and the other will not, and that hour will tell you more than any table. If you want a second opinion afterwards, book a call and I will give you a straight one.
The buyers I have seen regret this decision are the ones who bought the postcode instead of the property — a Queensway condo because the listing said High Park, or a Mimico unit because the listing said waterfront. That premium is attached to specific streets and specific buildings, and my market report is a better guide than either name on its own.

Swansea’s boundary reaches the lake and High Park itself contains Grenadier Pond, a Provincially Significant Wetland Complex since 2022.
Is a condo in High Park-Swansea a better buy than one in Mimico?
On price alone there is very little in it — $661,000 against $678,000 in Q1 2026, both selling at 97% of asking and in the low forties of days on market. Mimico offers far more choice, with 109 sales against 20, but also more competing supply, at 305 new condo listings in the quarter. Choose on the building’s finances and condition rather than the neighbourhood name.
