Quick answer

These two are mirror images, and the housing mix decides it before price does. Humber Bay Shores recorded 15 single-detached houses among 13,330 occupied dwellings in the 2021 Census — 0.1% — and has no school inside the neighbourhood at all. Bloor West Village has 20 condominium units in the entire neighbourhood, zero apartment buildings of five storeys or more, and 78% owner-occupancy. Bloor West Village is for a household that wants a house, a high street and a school run on foot, and can survive an offer night at 112% of list. Humber Bay Shores is for a one- or two-person household that wants the lake, a newer building and room to negotiate.

One has almost no houses. The other has almost no condos.

I have shown buyers both of these in the same week and watched the decision take about four minutes, because the stock settles it. In the 2021 Census, Humber Bay Shores recorded 13,330 occupied dwellings: 12,250 of them apartments in buildings of five storeys or more (91.9%), 905 apartments in low-rise, 145 rows, and 15 single-detached houses. No semis. No duplex flats. In the 2016 Census, Bloor West Village recorded 3,987 private dwellings: 53% single-detached, 20% semi-detached, 19% apartment in buildings under five storeys, 6% duplex, 2% row, and 0% apartment in buildings of five storeys or more. Condominiums across the whole neighbourhood: 20 units.

That is not a stylistic difference. It means neither neighbourhood offers you a way to change your mind later. You cannot downsize in place in Bloor West Village, and you cannot move up to a house in Humber Bay Shores. Whichever you pick, the next move is a move out.

Where they are, and what the MLS calls them

Humber Bay Shores is the strip between Lake Ontario and the Gardiner Expressway, from Mimico Creek and Park Lawn Road east to the Humber River. It is City of Toronto neighbourhood #161, new when the City moved from 140 to 158 neighbourhoods in 2022. TRREB never created a matching community, so every sale there is reported under W06 “Mimico” — you cannot pull a clean Humber Bay Shores price series, and anyone who quotes you one has built it themselves.

Bloor West Village sits north across the river, in Toronto and East York’s Ward 4. Its retail strip runs Bloor Street West from South Kingsway to Ellis Park Road with the residential streets climbing north, bordered by High Park-Swansea to the south, Lambton Baby Point to the west, Rockcliffe-Smythe to the north and High Park North to the east. TRREB reports it in W02 as “Runnymede-Bloor West Village”, matching City neighbourhood #89.

The money, and the year-over-year figure you must not repeat

All TRREB community figures here are Q1 2026 (January to March 2026), the most recent quarter TRREB publishes at community level, so treat them as roughly six months old. The two census vintages differ — 2021 for Humber Bay Shores, 2016 for Bloor West Village — because that is what is published at neighbourhood level for each.

DO NOT REPEAT “BLOOR WEST PRICES FELL 8.6%”Year over year in Bloor West Village, sales went 18 to 23, the average went $1,587,509 to $1,451,604 (down 8.6%), the median went $1,370,000 to $1,390,000 (up 1.5%), days on market halved from 15 to 9, and sale-to-list jumped from 106% to 112%. An average falling while the median rises, time on market halves and competition intensifies is not a softening market — it is mix shift, with fewer top-end detached trades in the quarter. At 23 sales, the average tells you what sold, not what happened to prices.

Put simply

In Bloor West Village, 112% of list over nine days is the market. Budget well above ask, expect bully offers, and treat the list price as an invitation rather than a number.

What the same money buys

At around $1.25M in Bloor West Village you are looking at the semi-detached segment, which recorded 10 sales in Q1 2026 at an average of $1,260,000 and a median of $1,220,000 over 12 days at 112% of list. At around $1.6M you are in the detached segment: 12 sales, average $1,629,000, median $1,601,000, seven days, 112%. There is no third option, because there is essentially no condominium stock.

At $615,000 to $678,000 in Humber Bay Shores you are looking at a condo apartment, using the W06 Mimico proxy for Q1 2026: 109 sales, average $678,000, median $615,000, 305 new listings, 97% of list, 44 days on market. The August 2026 district reading: 44 W06 condo apartment sales, an average of $642,661, 232 active listings, and an apartment HPI benchmark of $602,700 sitting 4.98% below a year earlier. The honest trade: two Humber Bay Shores condos cost roughly what one Bloor West Village semi costs. The semi comes with a garden, a school within walking distance and 400 shops on Bloor. The condo comes with a lake, a concierge and a monthly fee for as long as you own it.

Schools: one neighbourhood has them, one does not

This is the sharpest practical difference between the two and the one families underestimate. There are no schools inside Humber Bay Shores. Children travel out of the district to Mimico and New Toronto — John English Junior Middle School, Park Lawn Junior Middle School, Second Street Junior Middle School, David Hornell Junior School and George R. Gauld Junior School, with Lakeshore Collegiate Institute for secondary. The City has formally identified “new schools” as a required community facility for this area.

Bloor West Village has Runnymede Junior and Senior Public School, Humbercrest Public School and Warren Park Junior Public School, with Humberside Collegiate Institute as the principal secondary draw and Runnymede Collegiate Institute serving areas to the north. That is why 78% owner-occupancy and a household profile built around families holds together here.

One caution for both: school names are verifiable, catchment assignments are not, and boundaries move. Nobody — not a builder, not a listing, not me — can guarantee an address attends a specific school. Check the TDSB’s “Find Your School” tool before a school becomes part of your offer strategy.

Transit, cars, and the trade nobody mentions

Bloor West Village is a subway-first neighbourhood and unapologetically so. Runnymede station opened on 10 May 1968 and is fully accessible following a three-elevator retrofit begun in late 2018; Jane station sits to the west. Buses at Runnymede include the 71 Runnymede, 77 Swansea, 79 Scarlett Road and the 300 Bloor-Danforth Blue Night. What it does not have is a GO station — the nearest is Bloor GO and UP Express at Dundas West, roughly 3 km east — and it has no direct highway access. The Gardiner comes via South Kingsway and Highway 427 via Bloor West, both indirect.

Humber Bay Shores is the opposite. No subway. The 501 Queen and 507 Long Branch on Lake Shore Boulevard West with Humber Loop as the eastern anchor, bus 176 looping to Mimico GO — a station that is not fully wheelchair accessible — and, during the 2026 Long Branch Loop reconstruction that suspended the 507 outright, a dedicated 507M Humber Bay Shores shuttle from Marine Parade Drive to Humber Loop every 15 to 30 minutes. What it does have is the Gardiner ramps at Park Lawn, which are also its worst daily bottleneck.

How I would put it to a client

Bloor West Village gives you a subway and takes away the car. Humber Bay Shores gives you a highway ramp and takes away the subway. Pick the one that matches how you actually get to work, not how you would like to.

Where each one will annoy you

  • Bloor West Village: 112% of list is not a fluke. With eight active listings against 46 new listings in the quarter and nine days on market, buyers here compete on offer night and lose repeatedly before they win. Budget for that emotionally as well as financially.
  • Bloor West Village: roughly 86% of the stock predates 1960. Knob-and-tube wiring, galvanised supply lines, undersized electrical panels and clay drain laterals are routine, not exceptional. Get a sewer scope and an electrical assessment, not just a general inspection.
  • Bloor West Village: parking and water. Bloor Street parking is metered and scarce, side-street permit parking is contested, and many streets fall steeply toward the Humber, which concentrates stormwater at the bottom of the slope. Ask about the basement on the low side of any street.
  • Humber Bay Shores: no school, no library, no recreation centre inside the neighbourhood. The City’s own report dated 27 May 2026 identifies the need for “a community recreation centre, library, childcare, community agency space, and new schools to address both current shortfalls and needs generated by future growth” here.
  • Humber Bay Shores: almost half the neighbourhood is barely a decade old, with 47.5% of dwellings dating from 2011 to 2021. Reserve fund adequacy, Tarion coverage windows and first-generation envelope issues concentrate in exactly that vintage, which makes the status certificate the purchase decision.
  • Humber Bay Shores: you are one of many sellers. 305 new condo listings against 109 sales in a quarter, and 232 active W06 listings in August 2026. Across the GTHA in Q1 2026 Urbanation recorded a record 4,295 completed and unsold new condos and a record 38% gap between $1,189 per square foot developer asking and $859 resale in comparable recently registered buildings.

To be fair to Humber Bay Shores on safety: 2025 rates per 100,000 were assault 455.5 against a city-wide 767.9, break and enter 94.9 against 189.5, robbery 15.2, and no homicide recorded — a genuinely low-crime address by Toronto standards.

Who actually paid for the amenities

Bloor West Village’s amenity was built by its own merchants. The Bloor West Village BIA was the first Business Improvement Area in the world, founded in 1970 after the Ontario Municipal Act was amended — and it exists because the subway hurt the strip, the Bloor-Danforth line having opened in February 1966 and let shoppers bypass local merchants. Alex Ling chaired it and founded the Toronto Association of Business Improvement Areas in 1980. The strip now carries over 400 shops, restaurants and services, plus the Runnymede Theatre at 2223 Bloor Street West, a 1927 atmospheric theatre by Alfred Chapman, designated under the Ontario Heritage Act in 1990 and now a Shoppers Drug Mart with the vaulted “sky” ceiling intact. The Toronto Ukrainian Festival closes the street each September.

On planning, the Major Streets bylaw is in force — adopted by Council 22 May 2024, bylaws passed 26 June 2024, appeal resolved by the Ontario Land Tribunal on 11 September 2025, bringing OPA 727, By-law 1061-2025 and Zoning By-law Amendment 1062-2025 into effect. Small apartment buildings and townhouses are now permitted on major-street frontages, Bloor West included, and sixplexes are permitted in Ward 4. But the Bloor West Village Avenue Study caps the strip at 8 storeys, and Council leaned on that cap refusing a nearby 17-storey proposal. Change comes in increments, not towers.

Humber Bay Shores’ amenity is neither built nor funded. Under the Christie’s Secondary Plan, By-law 1100-2022, the former Christie’s site is designated for a mixed-use neighbourhood around a transit hub, and implementing By-law 1101-2022 phases it behind six sets of holding provisions, one of them a Park Lawn GO Station. The Section 37 package attached to it would deliver two childcare centres, a public library, a community recreation centre, park improvements, a Mimico-Centennial Library renovation and affordable housing — in other words, exactly the list of facilities the neighbourhood currently lacks. The City’s report dated 27 May 2026 then records that “the development application has been paused by the applicant”, and that no owner has yet signed the implementing Section 37 community benefits agreement.

Metrolinx’s 2020 business case projected downtown connectivity “in under 15 minutes” from that station. Council separately endorsed the Park Lawn Lake Shore Transportation Master Plan in May 2022, whose preferred network includes a dedicated streetcar right-of-way, the Legion Road Extension with detailed design begun, Park Lawn Road improvements and a Lake Shore Boulevard West redesign. None of that is a construction schedule.

The difference in one sentence

Bloor West Village’s high street was paid for by shopkeepers in 1970 and is still there. Humber Bay Shores’ library, childcare and recreation centre depend on an agreement that, as of the City’s May 2026 report, nobody has signed.

Who should buy which

  • Bloor West Village if you have children or plan to, you want a subway stop and a walkable high street, you can carry $1.2M to $1.7M, and you can lose two or three offer nights without giving up. Strongly end-user, weakly investor.
  • Humber Bay Shores if you are one or two people, the lake and the Waterfront Trail matter more than a garden, and you would rather have negotiating room and 44 days to think than nine days and a bully offer.
  • Neither, if you want a low-maintenance home on a walkable street with a school nearby. Bloor West Village has 20 condo units in total and Humber Bay Shores has no school. That combination lives in other neighbourhoods, and I would rather send you there.
  • If you already own in one and are thinking of moving to the other, run your own numbers first. A free home valuation is a better starting point than a neighbourhood average built on 23 sales.

Common questions

Are there any condos in Bloor West Village?

Barely. The 2016 Census recorded 20 condominium units in the entire neighbourhood, about 1% of the stock, and zero apartment buildings of five storeys or more. TRREB recorded no condo apartment and no condo townhouse sales at all in Q1 2026. If you want low-maintenance ownership on this stretch of Bloor, you are realistically looking at neighbouring communities rather than Bloor West Village itself.

Why does Bloor West Village sell at 112% of asking?

Because supply is thin and the properties are underpriced deliberately for offer dates. In Q1 2026 the neighbourhood had eight active listings against 46 new listings, 23 sales, and an average of nine days on market at 112% of list. That combination means offer-night competition on most properties. Buyers should treat the list price as a starting point and set their real ceiling privately in advance.

Does Humber Bay Shores have any houses?

Fifteen. The 2021 Census recorded 15 single-detached dwellings among 13,330 occupied dwellings, 0.1% of the stock, with no semi-detached and no duplex-flat units at all. Nearly 92% of the neighbourhood is apartment in buildings of five storeys or more. Anyone marketing Humber Bay Shores as a house neighbourhood is describing somewhere else, most likely Mimico or New Toronto.

Is Park Lawn GO station going ahead?

Not currently. The station appears in the Christie’s Secondary Plan and implementing By-law 1101-2022 as one of six phased holding provisions, but the City’s report dated 27 May 2026 records that the development application has been paused by the applicant and the implementing Section 37 community benefits agreement has not been signed by the site’s owner. The childcare, library and recreation centre in that package depend on the same unsigned agreement.

Which neighbourhood is better for families, Humber Bay Shores or Bloor West Village?

Bloor West Village, on the practical measures. It has schools inside the neighbourhood, including Runnymede Junior and Senior Public School and Humbercrest, with Humberside Collegiate Institute as the secondary draw, plus 78% owner-occupancy and a high street with more than 400 businesses. Humber Bay Shores has no school within its boundaries and records only 7.5% of residents aged 0 to 14. Verify catchments with the TDSB tool.

How old are the houses in Bloor West Village?

Roughly 86% of the stock was built before 1960, predominantly 1910s to 1940s brick detached houses and semis, many on the slope running down toward the Humber. Expect knob-and-tube wiring, galvanised supply lines, undersized electrical panels and clay drain laterals as normal findings rather than deal-breakers, and budget for a sewer scope and an electrical assessment before you waive conditions.
