Why a person filters better than a portal

A portal alert is a saved query. It has no idea that the unit facing the Gardiner is quiet on the twenty-eighth floor and unbearable on the sixth, that one Humber Bay tower has a special assessment coming, or that the townhouse listed as three bedrooms has a bedroom with no window. It cannot tell you that the same layout two floors up closed for forty thousand less eleven weeks ago.

I can, because I work these buildings and I read the closed sales every week. That is the whole difference. You get fewer emails and each one is worth opening.

What you get in each one

The listing, what I think of it in two or three lines, and the comparable closed sales, so you can decide whether it is worth your Saturday before you spend it. If it is worth seeing, I will book it. If it is priced badly, I will say so and tell you why.

The ones that never reach a portal

A meaningful share of what sells in Etobicoke changes hands quietly: a seller who wants privacy, an estate that wants a clean sale, a landlord who tells three agents before he tells the board. Portals cannot show you those because they are not published anywhere.

Questions people ask first

Do I have to sign anything?

No. Alerts are alerts. If we get to the point of writing an offer there is paperwork that Ontario requires, a representation agreement and the RECO information guide, and I will walk you through it then, not now.

How often will I hear from you?

Only when something matches. In a tight search that might be twice a month. In a broad one it might be twice a week. It is never a newsletter.

I am already working with an agent.

Then stay with them. That is the right thing to do, and I would not want you to do otherwise. Come back if that changes.

Can I get alerts for one specific building?

Yes, and those are the best ones to run. Name the building in the deal-breakers box. If you want the history first, ask for the sold report for that building.
