Judge a Roncesvalles agent on things you can check yourself. Confirm their registration on RECO’s public register. Ask how the RECO Information Guide and client versus self-represented status will apply to you. Then ask local questions with verifiable answers — TRREB district W01 recorded 32 sales in August 2026 at an average of $926,035 and a median of $705,000. Marketing titles are unregulated; registration and numbers are not.
What does “top real estate agent in Roncesvalles” actually mean?
Start with the uncomfortable part: nobody regulates the phrase “top real estate agent in Roncesvalles.” RECO registers people and brokerages and disciplines them when they break the rules; it does not rank them, and neither does TRREB. So when a page or a bus-shelter ad tells you someone is the best in Roncesvalles, you are reading marketing.
The useful move is to replace an unanswerable question with several answerable ones. Is this person registered, and in what category? Have they been disciplined? Will I be a client or a self-represented party? What exactly is in the commission proposal? And do they know Roncesvalles at the level of streets, buildings and recent sales, or only at the level of adjectives? Everything below is built to answer those. I have not ranked anyone, including myself; the last section shows you how to run the same checks on me.
How do I check an agent’s registration with RECO?
The register at reco.on.ca is public and free. Search the agent’s legal name (marketing names sometimes differ) and confirm three facts: that they are currently registered, the brokerage they trade for, and their category. Then check RECO’s published discipline decisions. Being on the register is the baseline for every agent in the province, not an achievement, and an absence of discipline history is not proof of quality — but a presence is information you are entitled to weigh before you sign anything.
Broker, broker of record, salesperson: what is the difference?
These are registration categories, not marketing tiers.
| Category | What it is | What it does not tell you |
|---|---|---|
| Salesperson | The entry registration category. Trades on behalf of a brokerage under its supervision. | Nothing about experience. A salesperson may have twenty years of transactions; a broker may have three. |
| Broker | A registrant who has completed the additional broker qualification. Still trades on behalf of a brokerage. | That they run a brokerage or are responsible for one. |
| Broker of record | The one broker a brokerage designates as responsible for its compliance with Ontario’s real estate legislation. Every brokerage must have one. | That they personally handle more deals or handle them better. It tells you where regulatory responsibility sits. |
Category tells you about qualification and responsibility, not about skill on your street. Do not treat the word “broker” as a scoring system, and do not let anyone present it to you as one.

What did TRESA change about who the agent works for?
Since 1 December 2023, Ontario has had exactly two kinds of person in a real estate transaction: clients, who are represented and owed fiduciary duties, and self-represented parties, who are not represented and may not be advised. If an agent offers to “look after you” without representing you, that is not a category TRESA allows. Two consequences follow: you should have been given the RECO Information Guide before any assistance, and you should understand designated representation — the arrangement that lets one brokerage act for both sides through different agents — before it happens to you. A clear answer on that point is worth more than any award.
What is Roncesvalles actually like as a market?
Roncesvalles is the village strip along Roncesvalles Avenue from Queen to Dundas West, with the streets of Edwardian semis and detached houses on either side, High Park to the west and the Sorauren Park farmers’ market to the east. It is a family neighbourhood where houses sell quickly and often with offer dates, and where a laneway can add a second dwelling.
Two- and three-storey Edwardian semis and detached houses on 20- to 30-foot lots, many with laneways; a small number of duplexes and triplexes; and a handful of newer low-rise condos on Roncesvalles and near Dundas West. Freehold dominates, and renovation quality drives the spread.
Getting around. The 504 King streetcar terminates at Dundas West station on Line 2 via Roncesvalles, the 501 Queen runs along the southern edge, and Dundas West station also connects to the UP Express and GO at Bloor station. The 506 Carlton runs along Howard Park.
Which questions expose real Roncesvalles knowledge?
Anyone can recite a neighbourhood’s reputation. These three questions can only be answered well by someone who has worked Roncesvalles recently. Listen for specifics — addresses, dates, ratios, by-law names — and for the willingness to say “I’d have to check” when that is the honest answer.
1. How did the last five comparable semis on these streets sell — offer date or not, and at what ratio?
Roncesvalles sells with offer nights more often than not, but not always. A local agent should know which recent comparables used which strategy and the list-to-sale ratios each achieved.
2. Does this lot qualify for a laneway suite, and what has a completed one done to value nearby?
Many Roncesvalles lots back onto public lanes. The credible answer checks eligibility under the City’s laneway suite rules and points to a completed example rather than assuming.
3. What is the permit history on this renovation?
Renovation quality varies enormously street to street. A good agent pulls the permit history and explains what an unpermitted third-floor conversion or rear addition means for insurance and resale.
What do the W01 numbers look like right now?
Roncesvalles is in TRREB district W01 with Parkdale, High Park and Swansea. The district figures blend Parkdale’s converted houses with the higher-priced freehold streets north of Queen.
Here is what TRREB’s August 2026 Market Watch reports for the district. Monthly district figures come from small samples and move around; use them to check an agent’s claims, not to price a specific home.
| TRREB district | Sales | Average price | Median price | New listings | Active listings | Months of inventory | Avg SP/LP | Avg days on market |
|---|---|---|---|---|---|---|---|---|
| W01 (High Park, Roncesvalles, Parkdale) | 32 | $926,035 | $705,000 | 58 | 142 | 3.9 | 97% | 43 |
For context, the MLS® Home Price Index composite benchmark for W01 was $996,500, −2.77% year over year, with the detached benchmark at $1,930,000 and the apartment benchmark at $546,600. The City of Toronto composite benchmark was $918,400, down 3.73% year over year, and the GTA-wide average sale price across all home types was $993,410. An agent who knows Roncesvalles should be able to tell you, without looking it up, roughly where the last few comparable sales sat against these figures and why.
What should an agent check before you buy or sell in Roncesvalles?
Beyond the standard conditions, these are the Roncesvalles-specific diligence points a competent agent raises before an offer is firm, not after:
- Building permit history for additions, third-floor conversions and basement suites.
- Laneway suite eligibility under the City’s as-of-right rules, if that is part of the plan.
- Tree by-law implications on the mature street trees that define the neighbourhood.
Are “top 1%” and “#1 agent” claims regulated?
They are unregulated as titles. RECO can act against advertising that is false or misleading, but it does not certify rankings, and most “top” badges come from paid directories or brokerage-internal awards with an unstated comparison group. Ask instead for the numbers behind the claim: transactions here, in your price band, in the last twelve months, with addresses you can look up.
How does commission work in Ontario, and is it negotiable?
Every commission in Ontario is negotiable. There is no standard rate, and an agent who tells you otherwise is wrong. Compare proposals on five items: the total and its split with the cooperating brokerage, HST treatment, included marketing, holdover length and cancellation terms. Then ask the harder question: what does the fee buy in pricing strategy, preparation and negotiation, and how will you know?
The takeaway
Verify the registration. Settle your representation status in writing. Ask the three Roncesvalles questions and the commission questions, and weigh the answers against TRREB’s W01 figures rather than against adjectives. The agent who welcomes that scrutiny is usually the one to hire.
How to check the same things about me
It would be inconsistent to publish that checklist and then ask you to take my word for anything, so here is my side of it, plainly.
I am Jatin Dua, Broker of Record at RE/MAX Quantum Realty Inc., Brokerage, working out of Unit 101, 799 The Queensway in Etobicoke and across Toronto and the GTA, including Roncesvalles. Broker of record means I am the broker my brokerage has designated as responsible for its compliance with Ontario’s real estate legislation — it is a responsibility, not a rank, and you should treat it that way. My registration and my brokerage’s registration are on RECO’s public register; look them up rather than taking this paragraph as evidence. I have been actively transacting in the GTA for more than four years, with over $100 million in sales volume. I do not claim a market share or a ranking, because I cannot show you the working behind one.
Ask me the three Roncesvalles questions above. Ask for the three most comparable properties I have sold, with addresses and dates. Ask what my commission proposal includes and what happens if your home does not sell. If I cannot answer those cleanly, use someone who can.
Interviewing agents in Roncesvalles?
Send me your address and what you are trying to do, and I will send back the current numbers for your specific district and property type — sales, average, median, days on market — along with what I would do and what I would charge. Use it to compare, whether or not you use me.

Frequently asked questions
What is the difference between a client and a self-represented party?
Under TRESA, in force since 1 December 2023, a client is represented and owed fiduciary duties including advice and confidentiality. A self-represented party is not represented, and the brokerage may only provide factual information and paperwork assistance. The old “customer” category no longer exists.
Does “top 1% agent” mean anything official?
No. It is a marketing claim, not a regulated designation, and RECO does not issue or verify it. The comparison group, time period and metric are usually unstated. Ask for transaction-level evidence in your neighbourhood and price band instead.
Should I hire a broker of record rather than a salesperson?
Not automatically. Broker of record is a compliance responsibility — each brokerage designates one broker as accountable for its adherence to Ontario’s real estate legislation. It does not measure transaction experience or local knowledge. Use the category as context and judge on verifiable local activity.
How do I check if a real estate agent is licensed in Ontario?
Search RECO’s public register at reco.on.ca by the person’s name or the brokerage name. Anyone trading in real estate in Ontario must be registered with RECO. The register shows the registration category — salesperson, broker or broker of record — and the brokerage they trade for. RECO also publishes disciplinary decisions.
Is Roncesvalles in High Park?
They are neighbours. Roncesvalles is the neighbourhood east of Roncesvalles Avenue and along it, between Queen and Dundas West; High Park is the park itself and the streets west and north of it. Both sit in TRREB district W01 along with Parkdale and Swansea.
Which subway station serves Roncesvalles?
Dundas West station on Line 2 at the north end of Roncesvalles Avenue, which also connects to the UP Express and GO Transit at Bloor station. The 504 King streetcar runs the full length of the avenue to the station.
