What a first-time buyer agent should actually do
- Get your real budget first, including closing costs, not just a pre-approval number.
- Explain your representation under TRESA and the buyer agreement before you view homes.
- Pull sold comparables before every offer so you do not overpay.
- Advise on conditions — financing, inspection, status certificate — and when waiving one is too risky.
