By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 9 min read — a clear method for choosing a list price, using sold comparables, adjustments, search brackets and live competition, plus when to adjust.

Short answer

Price your Toronto home from sold comparables in the last 90 days, adjusted for size, condition, lot or floor, parking and location, then check it against homes currently for sale that a buyer will compare. Consider online search price brackets (for example $999,000 instead of $1,015,000). In August 2026 GTA homes sold at 97% of asking after 35 days on average; review price after two to three weeks if showings are light.

Step 1: sold comparables

Pull three to six sales from the last 90 days: same property type, similar size and bedrooms, nearby, and ideally the same building or street. Ignore asking prices of unsold listings for this step.

Step 2: adjust honestly

Factor Adjust for
Size Finished square footage and bedrooms
Condition Renovated kitchen and baths vs original
Lot or floor Frontage and depth; condo floor and view
Parking Garage, driveway, condo spot and locker
Location Busy road, backing onto park, walk to transit
Fees (condos) Maintenance fee per square foot and reserve fund health

Step 3: check the competition

List every active home a buyer would tour alongside yours. If yours is priced higher than better homes, it will sit. In August 2026 W06 condo apartments had 232 active listings against 44 sales; competition is often the deciding factor.

This is where estimates usually go wrong. Two identical floor plans on the same street can sit $250,000 apart on condition alone — be honest here and the number gets a lot more useful.

A range is a starting point.
A strategy is what sells.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

Step 4: choose the number

Overpricing costs time and money. Most buyer interest comes in the first two weeks. An overpriced home often needs a reduction later and sells for less.

Step 5: review after launch

Track showings, feedback and new competing listings weekly. If showings are low after two to three weeks, adjust. See why a house is not selling and what your neighbour sold for.

The takeaway

Price from recent sold comparables with honest adjustments, test against live competition, use search brackets, and review after two to three weeks. In a 97% sale-to-list GTA market, the right price on day one is the strongest lever you have.

Frequently asked questions

How do I price my home to sell in Toronto?

Use sold comparables from the last 90 days, adjust for size, condition, lot or floor, parking and location, then check against current competition.

Should I price my home low to get multiple offers?

Only when the home is scarce and demand is strong. Otherwise a fair market price with offers anytime usually works better.

What is a search price bracket?

Buyers filter online by round price points, so listing just under a bracket can widen your audience.

How long before I reduce my price?

Review after two to three weeks if showings and interest are low.

Are online home value estimates accurate?

They are a starting point. Local comparables and condition adjustments are needed for a real price.

What did homes sell for relative to asking in 2026?

GTA homes averaged 97% of asking in August 2026.
