Short answer

Yes. In Ontario you can sell your own home without a realtor; you will still need a real estate lawyer to close. You take on pricing, marketing, showings, negotiating, offer paperwork and deposit handling. Most buyers use agents, so you may still be asked to pay the buyer’s agent. Mistakes on price, disclosure or conditions can cost more than commission.

Buyer agents and commission

Most buyers work with an agent under a buyer representation agreement. Their brokerage may ask you to pay a commission, and if you refuse, the buyer may have to pay it or walk away. Decide your position before you list. See who pays realtor fees in Ontario.

Risks to weigh

  • Underpricing or overpricing without current comparables.
  • Accepting weak conditions or deposits.
  • Disclosure mistakes. See seller disclosure.
  • Less exposure without MLS.
  • Under TRESA, brokerages dealing with you will treat you as self-represented, meaning they cannot advise you.
Commission is not the only cost. A price just a few percent too low can cost more than the commission you saved.
