Short answer

No one can reliably predict 2027 prices. What the data shows: in August 2026 the GTA average price was $993,410, down 2.7% year over year, and the MLS® Home Price Index was down 4.5%. Condos have been weaker than houses, with GTA condo apartments at 96% of asking and 41 days on market. Interest rates are lower, with the Bank of Canada at 2.25%, which supports demand. Decide based on your own timeline and budget, not a forecast.

The forces that will decide 2027

  • Interest rates: the Bank of Canada held at 2.25% in September 2026. Lower rates improve affordability, but renewals at higher rates than 2020–2021 still pressure some owners.
  • Supply: 24,482 active listings in August 2026 gave buyers choice. Fewer new listings would firm prices; more would soften them.
  • Condo investors: the condo segment depends heavily on investor demand and rents.
  • Population and immigration policy: slower growth reduces rental and ownership demand.
  • Jobs and confidence: the economy drives willingness to buy.

How to decide without a forecast

  • Buyers: buy if you plan to stay five or more years, the payment fits comfortably, and you have a cushion. Trying to time the bottom often means competing when everyone returns.
  • Sellers: sell when your life needs it, priced to today’s market. Waiting a year costs carrying costs and risk in both directions.
  • Investors: run the numbers on today’s rents and rates, not on appreciation.
Be wary of confident predictions. Anyone certain about next year’s prices, in either direction, is guessing. Use data from TRREB and the Bank of Canada, and your own numbers.
