Ontario brokerages pay agents through a percentage split (often improving after a cap), a desk or monthly fee model where the agent keeps most or all of the commission, or a hybrid. Compare the headline split alongside caps, franchise and admin fees per transaction, technology and marketing charges, insurance, and whether the brokerage provides leads, because lead flow often matters more than a few percentage points.
The main models
| Model | How it works | Watch for |
|---|---|---|
| Percentage split | Brokerage keeps a share, for example 30% of your commission | What the split improves to and when |
| Split with a cap | After you pay a set amount in a year, you keep more or all | Cap resets and what still gets deducted |
| Desk or monthly fee | You pay a fixed fee and keep most of the commission | Fixed cost in slow months |
| Per-transaction fee | Flat fee on each closing | Adds up on smaller deals |
| Hybrid with lead provision | Lower split in exchange for leads | How many leads, how qualified, how they are assigned |
Fees that hide inside a split
- Franchise fee on each transaction.
- Administration or deal-processing fee.
- Technology, CRM and website charges.
- Marketing or branding levies.
- Insurance, board and association dues.

Questions to ask a brokerage
- What is my split, and what does the brokerage pay for out of it?
- Is there a cap, and what resets it?
- What fees apply to each transaction?
- Do you provide leads? How many, and how are they assigned?
- What training and mentorship is included?
- Who reviews my paperwork, and how quickly?

The takeaway
Compare brokerage offers on take-home per deal, not the headline split: include caps, franchise and admin fees, technology and marketing charges, and the value of any leads or training provided. Ask for a sample deal sheet before you sign.

Frequently asked questions
How do real estate commission splits work in Ontario?
The brokerage and agent agree how the commission is divided, either by percentage, with a cap, or through fee-based models where the agent keeps most of the commission.
What is a commission cap?
A yearly amount of split payments after which the agent keeps a larger share or all of their commission.
What is a desk fee model?
The agent pays a fixed monthly fee and keeps most or all of the commission on each deal.
What fees do brokerages charge besides the split?
Franchise fees, administration or deal fees, technology, marketing, insurance and board dues.
Is a 100% commission brokerage better?
Only if your volume covers the fixed fees and you do not need leads, training or support.
Do brokerages provide leads?
Some do. Ask how many, how they are assigned, and what split applies to them.
