By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 9 min read — the six things that decide whether a brokerage works for you, and the questions that get honest answers.

Short answer

The best brokerage for you in Toronto is the one whose lead flow, split and fee structure, training and broker support match where you are in your career. New agents usually need leads, mentorship and fast paperwork support more than a high split; experienced agents with their own pipeline often optimize for costs and independence. Ask for a sample deal sheet and speak to two current agents before signing.

The six things that matter

Factor Ask this
Leads Do you provide them? How many per month, and how are they assigned?
Split and fees What is my take-home on a sample deal, after every fee?
Training What is the first 90 days? Who mentors me?
Broker support Who reviews my agreements, and how fast?
Technology and marketing What is included, what costs extra?
Culture Can I speak to two current agents without management present?

Match the brokerage to your stage

  • New agent: leads, training and supervision beat a high split.
  • Growing agent: systems, marketing support and a cap that rewards volume.
  • Established agent: cost efficiency, brand fit and independence.
  • Team builder: recruiting support, back office and revenue share or partnership terms.
Watch out for promises with no numbers. Leads that are never quantified or assigned by clear rules are marketing, not a plan. Ask for the count, the source and the assignment rule in writing.

This is where estimates usually go wrong. Two identical floor plans on the same street can sit $250,000 apart on condition alone — be honest here and the number gets a lot more useful.

A strategy is what sells.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

Do the maths before you move

Take a real recent deal and run it under both brokerages, including every fee, then compare annual take-home at your expected transaction count. See commission splits explained.

Where I fit

I am Jatin Dua, Broker of Record and co-founder of RE/MAX Quantum Realty at 799 The Queensway. We are built around lead provision with partnership-style splits, and we are a fit for agents who want deal flow and close support, not just a desk. If that is what you are looking for, book a call. If it is not, I will tell you.

The takeaway

Choose a Toronto brokerage on lead flow, real take-home after all fees, training, broker support and culture, matched to your career stage. Run a real deal under both offers and talk to current agents before you sign anything.

Frequently asked questions

What is the best real estate brokerage to join in Toronto?

There is no single best. Match lead flow, split and fees, training, broker support and culture to your career stage, and compare take-home on a real deal.

Should new agents join a brokerage with leads?

Leads help most when you have no pipeline, but ask how many, how they are assigned and what split applies.

How do I compare brokerage offers?

Run a recent transaction under each offer, deducting every fee, and project annual take-home at your expected volume.

Can I change brokerages in Ontario?

Yes, subject to your agreement with your current brokerage and RECO registration transfer requirements.

Do bigger brands get more business?

Brand can help with recognition, but lead flow, systems and your own prospecting usually matter more.

What does a broker of record do for agents?

They are accountable for the brokerage’s compliance and typically oversee agreements, trust funds and supervision.
