Short answer

To sell quickly in Toronto, price at or slightly below what recent comparable sales support, prepare the obvious items (clean, declutter, minor repairs, bright photos and a floor plan), allow easy showings, and launch mid-week for the weekend. In August 2026 Toronto homes averaged 35 days on market at 97% of asking, so a well-priced listing can beat that; an overpriced one will not.

What to skip when time is short

  • Major renovations. They rarely pay back on a fast timeline.
  • Waiting for a season. Pricing matters more.
  • Over-staging an empty house when photos and cleaning will do.

Set the right price first
