Price your Toronto home from sold comparables in the last 90 days, adjusted for size, condition, lot or floor, parking and location, then check it against homes currently for sale that a buyer will compare. Consider online search price brackets (for example $999,000 instead of $1,015,000). In August 2026 GTA homes sold at 97% of asking after 35 days on average; review price after two to three weeks if showings are light.
Step 1: sold comparables
Pull three to six sales from the last 90 days: same property type, similar size and bedrooms, nearby, and ideally the same building or street. Ignore asking prices of unsold listings for this step.

Step 3: check the competition
List every active home a buyer would tour alongside yours. If yours is priced higher than better homes, it will sit. In August 2026 W06 condo apartments had 232 active listings against 44 sales; competition is often the deciding factor.
