Short answer

Selling with tenants in place requires an agent who knows the Residential Tenancies Act: 24 hours’ written notice for showings between 8am and 8pm, no pressure tactics, and the fact that the tenancy continues after closing. Tenanted properties often appeal to investors and may sell for less to owner-occupiers. Never promise a buyer vacant possession you cannot lawfully deliver.

Price: tenanted vs vacant

Never promise vacant possession you cannot deliver. Ending a tenancy so a buyer can move in follows a legal process with notice and compensation, and the tenant may dispute it at the LTB. Get legal advice before agreeing to a closing date.
