By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 16 September 2026 · 10 min read — what a first-time buyer agent should handle, the 2026 rules and rebates in dollars, and the questions to ask before signing a buyer agreement.

Short answer

The best realtor for a first-time buyer in Toronto explains the numbers before the house hunt: 5% minimum down payment on the first $500,000, the stress test, first-time rebates of up to $4,000 from Ontario and $4,475 from Toronto on land transfer tax, and FHSA and Home Buyers’ Plan options. They should also protect you with sensible conditions and never push you past your budget.

What a first-time buyer agent should actually do

  • Get your real budget first, including closing costs, not just a pre-approval number.
  • Explain your representation under TRESA and the buyer agreement before you view homes.
  • Pull sold comparables before every offer so you do not overpay.
  • Advise on conditions — financing, inspection, status certificate — and when waiving one is too risky.
  • Coordinate the lawyer, lender and inspector through closing.

Questions to ask a buyer’s agent

  1. How long is the buyer representation agreement, and can I end it?
  2. How are you paid, and what happens if the seller does not pay your commission?
  3. Which conditions would you insist on for a first purchase?
  4. How will you stop me overpaying in a bidding war?
  5. Who do you recommend for mortgage, law and inspection, and do you receive any referral fees?
Do not let a pre-approval set your price. A pre-approval is the maximum a lender may lend, not what is comfortable. Budget for closing costs, condo fees, property tax and a cushion.

The takeaway

A good first-time buyer agent in Toronto starts with your true budget, explains the down payment rules, stress test and rebates in dollars, protects you with sensible conditions and prevents overpaying. Ask about the buyer agreement, pay and referral fees before you sign.
