Short answer

Set rent from units that actually leased recently in your building or immediate area, not from asking prices. Adjust for size, floor, parking, locker, laundry, outdoor space, furnishings and utilities included. Remember that once a tenant is in place, increases are governed by the Residential Tenancies Act, with most units first occupied before 15 November 2018 subject to the annual guideline.

Price from leased comparables

  1. Find units leased in the last 60 to 90 days in your building or within a few blocks.
  2. Match bedrooms, square footage, floor and exposure.
  3. Adjust for parking, locker, laundry, balcony and utilities included.
  4. Check how long each took to lease.

Rules on increases

  • Most units first occupied for residential use before 15 November 2018 are subject to the annual rent increase guideline.
  • Units first occupied after that date are generally exempt from the guideline.
  • Proper notice is required, with at least 12 months between increases.
  • Above-guideline increases require an LTB application. See AGIs.
