How to Buy a Home in Toronto in 2026: A Realtor’s 5-Step Framework

Toronto’s market rewards preparation more than any other in the GTA. I’m Jatin Dua, Realtor at RE/MAX Quantum Realty, and this is the framework I use to guide Toronto buyers in 2026 — from the first search to a firm deal.

Step 1: Decide condo vs freehold with real numbers

Toronto’s entry point is usually a condo; freehold (detached, semi, row) commands a premium in almost every pocket of the city. The right answer isn’t about preference alone — it’s monthly carrying cost. I put maintenance fees, property tax, insurance and utilities side by side for every option a client shortlists, so a “cheaper” condo with high fees never surprises anyone.

Step 2: Budget for Toronto’s double land transfer tax

Toronto is the only GTA municipality with its own land transfer tax on top of Ontario’s — effectively doubling the bill versus buying in Mississauga or Vaughan. Step 3: Understand how offers actually work here

Many Toronto listings are priced below expected value with a scheduled offer date; others are priced at value and accept offers anytime. The strategy for each is completely different. My job is to tell you which situation you’re in, what the comparable sales actually support, and where your walk-away number should be — before the pressure of offer night.

Step 4: Pick your pocket of the city deliberately

The east end, west end, midtown and the waterfront behave like different markets. Transit access (subway, streetcar grid, GO), school catchments and future development all move value. If you’re flexible on location, that flexibility is negotiating power — I help clients rank three or four pockets instead of chasing one.

Step 5: Get fully underwritten, not just pre-qualified
