Who this suits
Buyers who care about design. Teeple Architects and Studio Munge is a genuinely strong pairing, and the building is intended to be a landmark on the east side of downtown. If architecture is part of why you buy, this delivers more than most.
Families wanting downtown amenity. An indoor-outdoor children’s play zone and a pet spa are unusual in a downtown tower and point at a broader resident mix than the typical investor building.
Old Town buyers. St Lawrence Market, the Distillery District and the King East design district are all walkable, and this pocket has more character than most of the core.
What to watch
546 suites means real competing supply within the building. The 360 sq ft studios in particular will compete against a large number of near-identical units when the building registers.
Design premium is not always resale premium. A beautiful lobby helps a building show well, but it does not create scarcity the way a protected view or a genuinely large floor plan does. Do not overpay for finishes alone.
Old Town is changing fast. Significant development is planned across this part of downtown, including the Ontario Line. Check what is under application in your sightline before choosing an exposure.
The value question
ALiAS is a well-designed building in a good pocket, and Madison Group is an established developer — which matters in a soft market where developer solvency is a live concern.
The honest caution is the same as any large downtown tower: with GTA condo values down roughly 4.5% year over year, the small undifferentiated units are the hardest assets to move. The three-bedrooms up to 1,400 sq ft and the terrace suites are what I would look at here. Buy for a long hold, and negotiate capped development levies and a free assignment clause while builders are still granting them.

Church and Richmond sits in Old Town Toronto, on the eastern edge of the downtown core — an area with genuinely more historic fabric than most of the city centre.
Getting around: Queen and King stations on Line 1 are a short walk west, King and Queen streetcars run east-west, and the Ontario Line is planned to serve this part of downtown, which would be a significant addition.
Nearby: St Lawrence Market, the Distillery District, the King East design district, Berczy Park and the Financial District. The waterfront and Sugar Beach are a walk south.

What should I check before choosing a suite at ALiAS?
What sits in your sightline. Old Town has significant development planned across the district, so a view that is open today may not be in a few years. City of Toronto development application records are public and take about fifteen minutes to check. Also compare the maintenance fee per square foot rather than the dollar amount, and understand that in a 546-suite building your resale competition is largely inside your own building.
