Buyers at the top of the market who want lakefront living with genuine space — these are house-sized suites, not compact condominium units. Suits executives, downsizers from large homes who refuse to compromise on square footage, and buyers who want a Toronto waterfront address as a primary or secondary residence.

What to watch

At this tier the details matter more than the headline price: parking allocation, terrace size, finish upgrades and the specific water exposure all move value significantly. Waterfront buildings also face wind and weather exposure that affects balcony usability. Get independent representation — the sales centre works for the builder.

The value question

Toronto has very little true lakefront residential supply, and Bayside is the master-planned centre of it. At over $3.5 million entry this is a small buyer pool, but it is also a segment where scarcity genuinely protects value. This is a lifestyle and legacy purchase rather than an investment calculation.
