Waterfront buyers priced out of Toronto. Lakeview Village is genuine lakefront at prices well below comparable Toronto waterfront, with the entry point here under $500,000.

Long-horizon buyers. This is a multi-decade master plan with parkland, marina and community facilities planned alongside the housing.

What to watch

Condo supply matters more than the brochure suggests. Ask how many units are in this phase and what else is coming nearby, because when a building registers, similar suites reach the resale and rental market together. Also compare the maintenance fee per square foot rather than the dollar figure, and have a lawyer read the disclosure statement budget.

Across all pre-construction right now: units frequently appraise below their contract price at closing, and because lenders fund against appraised value rather than what you agreed to pay, the buyer funds that gap in cash. Buy only if you can carry it, close it and hold it.

The value question

The case is a waterfront address at a price the Toronto lakeshore cannot match, in a master plan large enough to create its own neighbourhood rather than depending on an existing one.

The caution is exactly that: you are an early owner in a place still being built, and later phases will compete with you. Buy a water-facing exposure if you can — that is the differentiator here — and hold long.

Lakeview Village is a major waterfront redevelopment on the former Lakeview Generating Station lands in east Mississauga, planned with substantial parkland, a marina and public waterfront access.

Getting around: MiWay buses feed the Hurontario LRT corridor and Lakeshore West GO. Port Credit and Clarkson GO reach Union in roughly 25–35 minutes, and the QEW, 403 and 401 are all close.

Mississauga is the GTA’s second-largest housing market and its condo stock is younger and larger-format than Toronto’s. Lakeview and Port Credit are being redeveloped on a scale unmatched anywhere else on the lakeshore.

What should I negotiate on a pre-construction purchase?

Capped development charges and levies above all — uncapped, these land on you at closing with no ceiling and can run several thousand dollars or more. Also ask for a free assignment clause so you keep an exit, an extended or reduced deposit structure, and the right to lease during occupancy if that matters. Builders are granting these concessions in the current market and were not in 2021.

What is the risk of buying pre-construction right now?

The main one is appraisal shortfall at closing. Eligibility generally depends on occupying the home as a primary residence, and builder pricing is frequently quoted net of an assumed rebate. Confirm your position with an accountant before signing.
