Buyer Notes

What matters here

Note 1

Set directly beside Sunnybrook Park and the ravine system — genuine parkland at your door rather than a landscaped courtyard.

Note 2

Tridel with Rowntree Enterprises, both long-established names.

Note 3

Mix of condominium suites and townhomes, which is uncommon and widens who the community suits.

Note 4

Entry above $1 million means most buyers will fall outside the first-time buyer GST rebate thresholds — model this before assuming savings.

Pricing, incentives and availability are set by the builder and change without notice. Confirm current terms with me before relying on them.

My Take

Jatin’s read on Auberge

Who this suits

Buyers who want green space rather than a busy street — families, downsizers from nearby Don Mills and Leaside houses, and anyone who values ravine access and quiet over walkable retail density. The townhome option suits people leaving a house who cannot adjust to tower living.

What to watch

This is a car-oriented location by Toronto standards; the Eglinton Crosstown improves it, but you will not be walking to a grocery store the way you would downtown. Entry above $1 million rules out first-time buyer GST relief for most suites. Confirm the current occupancy timeline, which has not been firmly published.

The value question

You are paying for the parkland setting and Tridel build quality. Compared to equivalent money downtown you get more space and far more green, and give up walkability and transit immediacy. For the right buyer that trade is obviously worth it — for a downtown professional it is not.

Location

30 Inn on the Park Drive

At Eglinton and Leslie beside Sunnybrook Park, with the Don River ravine trail network immediately adjacent. The Eglinton Crosstown LRT improves east-west transit considerably, the DVP and Highway 401 are close for drivers, and Shops at Don Mills, Sunnybrook Hospital and the Ontario Science Centre are all nearby.

FAQ

Auberge questions

How much is Auberge on the Park?

Publicly reported pricing has started around $1,099,000. Request the current price list through the form on this page for live numbers and available layouts.

Who is building Auberge on the Park?

Tridel in partnership with Rowntree Enterprises.

Are there townhomes at Auberge on the Park?

Yes — the community includes townhomes alongside condominium suites, which suits buyers leaving a house who want ground-level entry.

Where is Auberge on the Park located?

At 30 Inn on the Park Drive near Eglinton and Leslie, directly beside Sunnybrook Park and the Don River ravine system.

Is Auberge on the Park good for families?

The parkland setting, larger layouts and townhome options make it one of the stronger family-oriented new communities in midtown, though the location is more car-dependent than downtown alternatives.

How do I get floor plans and prices for Auberge on the Park?

Request them through the form on this page. I send the current price list, the full floor plan package and any active incentives by email — usually the same day.

Is there a cost to work with a realtor on Auberge on the Park?

No. On new construction the builder pays the cooperating brokerage commission, so you get independent representation on contract terms at no additional cost.

What deposit is required?

New construction deposits in Ontario are typically 15–20% staged over 12–24 months, though structures vary by project and release. Request the current schedule.

Can I cancel after signing?

Ontario provides a 10-day cooling-off period for pre-construction condominium purchases — the window for your lawyer to review everything.

What are development charges and can they be capped?

Municipal fees passed to buyers on closing that can reach tens of thousands. Capping them in writing is one of the most valuable clauses I negotiate.

Do I pay HST?

New homes in Ontario include HST in the price for buyers occupying as a principal residence, with rebates applied. Investors generally pay up front and claim the NRRP rebate after. Confirm with your accountant.

Can I rent the unit out?

Generally yes after final closing, subject to the condominium declaration. Many builders restrict leasing during interim occupancy — check the clause first.

Should I get mortgage pre-approval first?

Yes. Lenders assess you at final closing, which may be years away, so understanding your qualifying capacity now and again closer to closing prevents the most common problem in pre-construction.
