Distrikt Trafalgar is a two-tower condominium proposal at 3064 Trafalgar Road in North Oakville, north of Dundas Street West, developed as a joint venture between Distrikt Developments and Alterra. The Town of Oakville’s application record shows two 20-storey towers and 698 units, with Section 37 bonusing permitting up to 30 storeys. Zoning was approved in April 2021, but the site plan application is still under review after four submissions, and sales — publicly announced for the second quarter of 2023 — have still not launched.

The storey count is the whole story

There is no single true number for this building’s height, and any page that gives you one without a caveat is guessing. Here is every figure in circulation, with its source:

Two things follow. First, as-of-right this site is approved for 20 storeys; 30 is achievable only through Section 37 bonusing, and the Town’s record states that final height determination is pending application review. Second, UrbanToronto’s tracking was retitled from “93.4 m / 30s” to “110.61 m / 34s,” which means the design has grown past the number the developer is marketing. Neither the 30 nor the 34 is settled.

Before you register anywhere

I check every GTA low-rise launch against the builder’s own material and the municipality’s planning file. A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

The four-year delay

In its 2023 joint-venture announcement, the partnership publicly stated that sales would launch in early Q2 2023, with construction running 40 to 42 months after a sales period of three to six months. Distrikt’s own capital page still reads “launch underway for 2022.”

It is now the autumn of 2026. That is a three-to-four-year slip on a publicly announced schedule, and the last recorded activity on UrbanToronto’s forum thread was October 2024. None of this is scandalous — it is what the entire GTA condo market looks like right now, with zero new project launches in Q1 and Q2 of 2026 and construction starts at a multi-decade low of 3,272 units in 2025. But it should shape how you treat any launch date you are given.

What should these suites cost?

Distrikt has published no pricing. A third-party brokerage site advertises “from the mid $400s” and $1,322 per square foot — that site’s own storey and unit figures contradict the Town’s record, so I would not rely on its prices either.

Here is the anchor that is real. In July 2026 the MLS® HPI benchmark for a resale condo apartment in Oakville was $562,800, down 7.40% year over year. Halton Region overall was $533,000, down 6.05%. Oakville condo apartments averaged $636,627 across 44 sales, with a median of $522,500 and an average 50 days on market — the slowest of the districts I track. On the rental side, Oakville one-bedroom condos averaged $2,143 and two-bedrooms $2,706 in Q1 2026.

Against those numbers, $1,322 per square foot on a 600 sq ft one-bedroom is roughly $793,000 — and that is well north of what finished Oakville product is trading at. If the launch lands anywhere near that figure, ask hard questions about the exit.

The neighbourhood, honestly

This is the section that will annoy the sales centre. Walk Score returns 41 for 3064 Trafalgar Road — “car-dependent” — with a Transit Score of 54 and a Bike Score of 65. Bus routes 1, 21 and 56 are within 200 to 300 metres.

There is no GO train station within walking distance. Distrikt’s material refers to “GO transit and Dundas BRT access at the doorstep.” The GO access is a GO bus at the Uptown Core Terminal, not a train. The nearest GO train station is Oakville GO on the Lakeshore West line, several kilometres south, and CondoNow puts the transit trip to downtown Toronto at roughly an hour.

The Dundas Street BRT is proposed, not funded to completion and not scheduled — a 48-kilometre corridor from Kipling Terminal to Waterdown with about 20 km of dedicated lanes and a $600 million estimate. Treat it as a future maybe, not an amenity you’re buying.

What is real and near-term: Oakville Transit added service on Route 1 (Trafalgar) effective 6 September 2026, with better Downtown Oakville access via Kerr Street, and the Town has designated Dundas Street and Trafalgar Road as Frequent Transit Network corridors targeting 15-minute-or-better headways. Sheridan College, with more than 21,000 students, is just down the street. Highways 403, 407 and 401 are all accessible; the QEW is south. SmartCentres and Upper Oakville Shopping Centre are close, and Postridge Park, Dalebrook Park, the Nipegon Trail and Sixteen Mile Creek give the site a genuine ravine setting.

Design and team

The towers are joined by a glass spine at ground level, with custom precast concrete panels designed to resemble tree bark and an entry courtyard inspired by a 1929 Paul Klee painting, complete with a four-metre-wide north–south trellis. Interior design is by Figure3. The architect is credited as BDP Quadrangle by UrbanToronto and TalkCondo, and as Kirkor by one other source — worth confirming at launch.

My read on Distrikt Trafalgar

Distrikt is a young firm — founded in 2015 by Paul Simcox and Emil Toma — that has banked roughly 1.8 million square feet and describes itself as “investors first and developers second.” Its completed work is modest: the Towns on Strathallan in Lawrence Park and Distrikt The 6ixth in Oakville, 100 townhomes, sold out. Distrikt Trailside, two 10-storey mid-rises and 51 townhouses, was built by Multiplex. Its most ambitious project, Distrikt Station at 217 Cross Ave, is approved for three towers of 58, 49 and 44 storeys with occupancy estimated 2031 — and it is a seven-minute walk to Oakville GO, which this site is emphatically not.

My honest position: if I wanted Oakville pre-construction with transit, I would look at Distrikt Station before this one. Trafalgar’s appeal is the ravine setting, Sheridan, and the highway network — it is a car-oriented, family-and-student address, and priced accordingly it could work well. Priced like a transit-oriented tower, it doesn’t.

What I would want before signing: the settled storey count, the settled unit count, whether Section 37 bonusing has actually been granted, and the site plan approval date. Those are four unanswered questions on a project that has already slipped four years.
