Rangeview is a 47.5-acre master-planned community on former industrial land on the south side of Lakeshore Road East in Mississauga’s Lakeview neighbourhood, between East Avenue and Jim Tovey Boulevard. Its Official Plan Amendment passed City Council on 14 January 2026, permitting 5,300 units across 21 blocks and 76 buildings. It is not a Dorsay project — Dorsay is one of nine landowners in a consortium. And crucially, no zoning application has yet been filed for any individual building, which means no suite, floor plan, price or occupancy date exists in the public record.

The building nobody can show you

If someone has sent you a “Rangeview Building A” fact sheet — eight storeys, 162 units, a September 2026 launch — I would ask them where it came from, because it is not in any public record. Not on Dorsay’s site, not on the Rangeview master-plan site, not in Mississauga’s development applications, not on UrbanToronto, not on any listing aggregator.

There is a structural reason for that, and the City states it plainly. Mississauga’s own Housing Report for the Rangeview OPA says landowner-specific detail — including unit counts and prices — is deferred until “zoning by-law amendment applications are… submitted to the City.” No such zoning application appears on Mississauga’s active development applications list. The only live file is the district-wide OPA 24-11 W1 for Rangeview Estates.

Corroborating this: Dorsay’s own news page carries no Rangeview items at all. Its 2025–26 communications are entirely about 1 Marlborough in Toronto, a 13-storey, 58-residence luxury project with Devron launching in the autumn of 2026.

So the honest version of this page is a page about the master plan, which is genuinely well documented and genuinely significant — and a clear statement that the buildings do not exist yet.

Before you register anywhere

I check every GTA low-rise launch against the builder’s own material and the municipality’s planning file. A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

What’s being built around it

Rangeview does not stand alone, and its case rests almost entirely on what is happening next door.

Lakeview Village, immediately to the south on the 177-acre former Lakeview Generating Station site, is now approved for roughly 16,000 units — double its original 8,050 proposal after a provincial Minister’s Zoning Order that the Mayor publicly objected to. Vertical construction on the first residential buildings began in July 2025. The plan includes a 600-metre public pier estimated at up to $100 million, a retail-lined lakefront boardwalk, an innovation district, a new school, 9,000 permanent jobs at completion, 5% affordable housing and a $14 million developer commitment to cultural infrastructure. The 64-acre Jim Tovey Lakeview Conservation Area borders it.

Rangeview positions itself as the gateway to that whole waterfront node. If Lakeview Village delivers, this becomes one of the most transformed pieces of shoreline in the GTA. If it stalls, Rangeview is 5,300 units on a former industrial strip.

The neighbourhood, honestly

Walk Score returns 82 (“very walkable”), Transit Score 39, Bike Score 56 for 848 Lakeshore Road East. That transit score is the number to pay attention to, and it is low.

Long Branch GO is 1.6 km east and Port Credit GO 2.6 km west, both on the Lakeshore West line. Long Branch is roughly a twenty-minute walk. MiWay Route 23 (Lakeshore) serves the frontage and is planned for upgrade to bus rapid transit. The site sits within a Primary Major Transit Station Area under the 2022 Regional Official Plan.

On the Hazel McCallion LRT, be careful what you’re told. The line’s southern terminus is Port Credit GO — 2.6 km west of here. It does not run along Lakeshore and it does not serve Rangeview directly. It is also badly delayed: originally due in 2024, Metrolinx now expects construction completion in early spring 2028, and a Metrolinx spokesperson has said a final completion date will only be announced after systems integration and the revenue service demonstration phase. On Finch West and the Eglinton Crosstown, that phase added many months. Anyone marketing “LRT at your door” here is not describing the project that is being built.

What should suites here cost?

Nothing has been priced, so the only honest anchor is the resale market next door. In July 2026 the MLS® HPI benchmark for a resale condo apartment in Mississauga was $500,200, down 7.27% year over year; Peel Region overall was $486,100, down 8.39%. Mississauga condo apartments averaged $511,649 across 124 sales, with a median of $478,450 and 888 active listings against 431 new ones — that is roughly seven months of inventory, the loosest condo market of the areas I track.

On the rental side, Mississauga one-bedroom condos averaged $2,136 and two-bedrooms $2,636 in Q1 2026, and Rentals.ca reported Mississauga and Oakville seeing “steep annual rent declines of over 7% across all property types” in July 2026.

Whatever Rangeview eventually launches at, those are the numbers it has to beat on resale and compete with on rent.

My read on Rangeview

I like this master plan more than I like the idea of buying into it today, and those are two different judgements.

The plan itself is good urban planning: 6.5 acres of parkland conveyed to the City, a destination park, a community park and a neighbourhood parkette, a central square, a lakefront promenade, retail frontage along Lakeshore, and a genuine pedestrian network. It converts dead employment land — six buildings from 1962–69, about 151,000 square feet, tenanted by textile and brewing operations — into a walkable waterfront neighbourhood. Bousfields structured it deliberately so each landowner can develop on their own timing, which makes the whole thing more resilient than a single-developer megaproject.

But that same structure is why there is nothing to buy. Nine landowners, no filed zoning applications, no named building architect, no phasing schedule. This is a five-to-twenty-year proposition, and the local pushback — INsauga headlined its coverage “5,300-unit development proposed for ‘over-stressed’ area of Mississauga” — reflects real questions about servicing and infrastructure capacity that get resolved at the zoning stage that hasn’t happened yet.

My advice: register, watch for the first zoning application, and treat any building-level material you’re shown before then as marketing rather than fact. When the first ZBA is filed I’ll write that page too — with the file number on it.
