The garden townhomes in particular suit people who cannot give up private outdoor space but are done with maintaining a full property.
What to watch
At roughly $1,366 per square foot this is premium pricing for Etobicoke — you are paying for the address, the builder and the finish level. Since the building is complete, review the actual first-year budget and reserve fund contributions rather than builder projections, and compare developer inventory against resale listings in the same building.
The value question
The Kingsway rarely offers new construction — supply is structurally constrained by the neighbourhood itself. That scarcity is the core of the value argument here. Whether the premium is right for you depends on how much you value the address versus square footage elsewhere in Etobicoke.

In the Edenbridge–Humber Valley pocket at the edge of The Kingsway, surrounded by ravine, golf course and the Humber River valley system. Royal York and Old Mill subway stations connect to Line 2, the Bloor West village shops are minutes away, and Highway 401 and the airport are quick drives north and west.

Should I get mortgage pre-approval first?
Yes. Lenders assess you at final closing, which may be years away, so understanding your qualifying capacity now and again closer to closing prevents the most common problem in pre-construction.
