Buyer Notes

What matters here

Note 1

Completed and registered — you can walk the actual suite before buying, with no interim occupancy period.

Note 2

Remaining developer inventory and resale units both appear here; I compare the two before recommending either.

Note 3

Tridel is one of Canada’s most established condominium builders, which matters for construction quality and long-term management.

Note 4

Garden townhomes are rare in this market — private outdoor space in a condo corporation structure.

Pricing, incentives and availability are set by the builder and change without notice. Confirm current terms with me before relying on them.

My Take

Jatin’s read on Edenbridge

Who this suits

Downsizers leaving large Kingsway homes who want to stay in the neighbourhood, and luxury buyers who want new construction quality with Tridel’s track record behind it. The garden townhomes in particular suit people who cannot give up private outdoor space but are done with maintaining a full property.

What to watch

At roughly $1,366 per square foot this is premium pricing for Etobicoke — you are paying for the address, the builder and the finish level. Since the building is complete, review the actual first-year budget and reserve fund contributions rather than builder projections, and compare developer inventory against resale listings in the same building.

The value question

The Kingsway rarely offers new construction — supply is structurally constrained by the neighbourhood itself. That scarcity is the core of the value argument here. Whether the premium is right for you depends on how much you value the address versus square footage elsewhere in Etobicoke.

FAQ

Edenbridge questions

How much does Edenbridge cost?

Publicly reported availability has ranged from roughly $665,000 to $2,450,000 depending on suite size and type, at an average around $1,366 per square foot. Pricing changes — request the current list through the form on this page.

Who built Edenbridge?

Tridel in partnership with First Capital, with architecture by Kirkor Architects and Planners and interiors by II BY IV DESIGN.

Is Edenbridge finished?

Yes — construction is complete and the building was finished in 2025, so you can view actual suites rather than buying from a floor plan.

Are there townhomes at Edenbridge?

Yes. The community includes garden townhomes with private front gardens and rear outdoor space, alongside the condominium suites.

Where exactly is Edenbridge located?

At 259 The Kingsway in Etobicoke, in the Edenbridge–Humber Valley neighbourhood near the Humber River ravine system.

How do I get floor plans and prices for Edenbridge?

Request them through the form on this page. I send the current price list, the full floor plan package and any active incentives by email — usually the same day.

Is there a cost to work with a realtor on Edenbridge?

No. On new construction the builder pays the cooperating brokerage commission, so you get independent representation on contract terms at no additional cost.

What deposit is required?

New construction deposits in Ontario are typically 15–20% staged over 12–24 months, though structures vary by project and release. Request the current schedule.

Can I cancel after signing?

Ontario provides a 10-day cooling-off period for pre-construction condominium purchases — the window for your lawyer to review everything.

What are development charges and can they be capped?

Municipal fees passed to buyers on closing that can reach tens of thousands. Capping them in writing is one of the most valuable clauses I negotiate.

Do I pay HST?

New homes in Ontario include HST in the price for buyers occupying as a principal residence, with rebates applied. Investors generally pay up front and claim the NRRP rebate after. Confirm with your accountant.

Can I rent the unit out?

Generally yes after final closing, subject to the condominium declaration. Many builders restrict leasing during interim occupancy — check the clause first.

Should I get mortgage pre-approval first?

Yes. Lenders assess you at final closing, which may be years away, so understanding your qualifying capacity now and again closer to closing prevents the most common problem in pre-construction.
