Who this suits

Buyers who want a Forest Hill address and are comfortable with compact, well-designed space. The low initial deposit makes entry unusually accessible for this neighbourhood, and the 9-to-10-foot ceilings do real work in the smaller layouts. Suits professionals, pied-à-terre buyers and downsizers staying in midtown.

What to watch

At roughly $1,433 per square foot this is the most expensive project on my current list — you are buying the postal code. Parking at around $124,000 is a serious add-on. Suites start at 332 square feet, which is very small and can limit your resale pool and financing options with some lenders. Choose layout carefully.

The value question

Forest Hill rarely sees new construction, and scarcity supports long-term value in this pocket. The question is whether you would rather have 332 square feet in Forest Hill or nearly double that on the Queensway for similar money. Both are defensible — it depends on whether the address or the space matters more to you.
