Note 1

Parking included in the purchase price. On a North York condo this is worth roughly $60,000 to $80,000 at current values — it is not a small line item and it materially changes the per-square-foot comparison against nearby projects that charge separately.

Note 2

Nine-foot ceilings as a base specification rather than an upgrade. Ceiling height is one of the few things you can never change after closing, and it shows up in resale.

Note 3

This building is complete. That removes the two biggest pre-construction risks — occupancy delay and closing-date rate exposure. You see the actual suite, the actual view and the actual finishes before you commit.

Note 4

Because it is registered, you can obtain a status certificate and have a lawyer review the reserve fund and any special assessment history. On a 2023 building the reserve fund is young — read it anyway.

Who this suits

Buyers who want to see and walk the actual unit rather than buy from a floor plan, and who want parking included without negotiating for it. Also strong for downsizers moving out of a North York or Willowdale house who want to stay in the same catchment and keep a car.

What to watch

This is a completed 2023 building, so you are buying resale or remaining builder inventory rather than a new release — pricing behaves like the resale market, not like a pre-construction launch. Pull the status certificate and read the reserve fund study. A three-year-old building has not yet faced its first major capital cycle, and the fee structure set at registration is often optimistic.

The value question

Once you add parking back into the comparison, Saisons prices out better against nearby Bayview and Sheppard projects than the headline number suggests. The Bayview Village node — subway, mall, established housing stock — has held value through the last two corrections better than most North York corridors.

Bayview Village is one of North York’s most stable residential nodes: Bayview Village Shopping Centre anchors the retail, Bayview Station on Line 4 (Sheppard) connects to Line 1 at Sheppard–Yonge in a single stop, and the surrounding streets are established detached housing rather than transient rental stock. That mix matters — condo values in nodes surrounded by owner-occupied houses behave differently from condo values in nodes surrounded by other condos. Highway 401 is minutes away via Bayview or Leslie. The East Don Parkland trail system runs along the ravine to the west, and Bayview Village Park sits immediately adjacent. Schools in the catchment are a consistent draw for families, which supports demand on the larger three and four bedroom suites that are genuinely rare in this building type.
